Lower prices south of Claremont Village
Claremont is one of eastern Los Angeles County's most desired locations, meaning its tree-lined streets have a consistently high price tag. However, Vista is one neighborhood where relatively lower-priced homes can still be found. "A lot of people don't even realize this area south of Arrow Highway is part of Claremont," says Realtor Joseph Porreca with Concierge Realty Group, a lifelong resident of the Claremont area. "It doesn't quite have the same academic vibe as everything north of the Village, but it's still Claremont," says Porreca. "It's a solid residential neighborhood, but you can find a better deal because it's closer to Pomona." Between industrial space to the north and Interstate 10 to the south, the neighborhood isn't as quiet as its counterparts to the north. Despite that, it has the essentials that people come to Claremont for, like grassy lawns and a walkable elementary school.
Suburban ranch-style homes and multifamily options
Vista's mix of housing options is part of why it's less expensive, in contrast to north Claremont neighborhoods that are almost exclusively single-family homes. "It's mostly cute 1950s and '60s homes, but there's a decent amount of multifamily housing," says Porreca. "It offers more of a mix than you can find in most of Claremont." Suburban streets lined with ranch-style homes, green lawns and shady trees make up most of the neighborhood. Prices range from $700,000 to $950,000 for those with updated interiors. Condos and townhouses in the neighborhood's southeast corner can cost $450,000 to almost $800,000.
