A riverfront neighborhood adjacent to Clarksville's downtown
On the banks of the Red River, Brandon Hills is an oak-shaded neighborhood with walkable access to green spaces, restaurants and NCAA Division I sporting events at Austin Peay State University, one of the area's top employers. "The area is really being revitalized, especially downtown where several new businesses have popped up," says Realtor Jenifer Woodbury-Baker, who sells homes in the neighborhood with Benchmark Realty. "People are moving in because it has a growing metropolitan feel but also offers low-key, easy living." The neighborhood is also adjacent to Clarksville's historic downtown, which features outdoor summer concerts, farmers markets and an annual jazz festival.
Midcentury single-family homes
Prices range from $150,000 to $680,000. Brandon Hills was developed in the midcentury and offers both brick and wood-exterior homes shaded by old-growth trees. There is a mix of ranch styles, shotgun styles, bungalows, Cape Cods and American Craftsman styles. Some parts of the neighborhood are threatened by flooding. "A lot of people are moving into this area to downsize," Woodbury-Baker says.

Southern cuisine within walking distance
There are several restaurants within walking distance. On the neighborhood's west end, Keondra's Restaurant serves soul food staples in a casual atmosphere. Evill Nash Brewing Company is a rustic environment that hosts live performances and serves its Southern-style dishes in skillets. El Latino Supermarket is within the neighborhood, and a Kroger is just outside the neighborhood. A few minutes outside of Brandon Hills, there is a cluster of fast-food restaurants as well as big-box retailers like Lowe's and Publix. Along College Street, there are several local businesses, including auto shops and tattoo parlors. The adjacent downtown is filled with buildings that are over 100 years old and contain options like breweries, cafes, an Italian restaurant and a French bakery.
Keondra's Soul Food has been serving delicious bar-b-que in Clarksville for 17 years.

Activities in Brandon Hills and Clarksville's downtown
The Louisville and Nashville Railroad Train Station is located within the neighborhood on an out-of-use track. The station, which was built in the 1850s, has been restored to the way it looked at the turn of the 20th century, and its diesel locomotive is its most popular feature. The station hosts the local historical society and a farmers market. Within walking distance, the Clarksville-Montgomery County Public Library holds a variety of programs for young children and teens, ranging from after-school meals, homework assistance and several clubs. The library also has a genealogy center that helps visitors investigate their roots in Montgomery, Tennessee, North Carolina, Kentucky and Virginia. In the downtown area, the Roxy Regional Theater has been putting on community plays since 1947. Thanks to support from the city government, the theater also holds an annual six-week drama camp for teens.There are several entertainment options at the university. Residents can walk to Fortera Stadium to watch the Austin Peay Governors football team take on its United Atlantic Conference rivals. Mabry Concert Hall hosts an annual jazz festival as well as dozens of recitals and plays throughout the year.
Clarksville has only one central public library residents can check books out.

Access to Clarksville-Montgomery County School System
Children often begin their educations at the B Niche-rated Moore Magnet Elementary, which they can walk to, before moving on to the A-minus-rated Rossview Middle School. Rossview High School, which also has an A-minus grade, received a $28 million building in 2001. Its average SAT score and graduation rate are above state and national averages.
Moore Magnet Elementary is part of the Clarksville-Montgomery County School System.
Rossview High School enrolls over 1,900 students every year in Clarksville.

Walkable access to public green spaces
The local Little League plays games at Mericourt Park, which is next to the elementary school. Just down the street, Murtland Field has two playgrounds and an open green space. Within Brandon Hills, Burt-Cobb Recreation Center has a gymnasium, a game room, a meeting space and a gym with strength and cardiovascular training equipment. Residents can launch boats and fish in the Cumberland River and the Red River, which surround the piece of land that Brandon Hills is based in. "People usually launch their boats a little ways outside of town," Woodbury-Baker says. "They have huge barges that come through there, so sometimes it's harder to operate small craft within Clarksville." One natural feature is the Red Fur River Cave, which more intrepid residents often explore.

Getting around Clarksville
Tennova Healthcare has a hospital in the city. The Clarksville Transit System operates bus stops along College Street. Commuters take Interstate 24 about an hour southeast to Nashville, which has an international airport. "The commute can be frustrating because if there's an accident, it can get backed up for about an hour," Woodbury-Baker says. "But most people think it's still worth it for the lower home prices."
