As a part of southern Clarksville's suburban atmosphere, Cumberland Hills is a small and quiet community just 3 miles away from the heart of downtown. Like most of the city's neighborhoods, it has welcomed new residents in recent years. "New construction here has absolutely exploded. We have some commuters, but mostly people work here in Clarksville, so it's kept our market steady. Cumberland Hills is one of our more affordable areas," says Bonnie Monson, a Clarksville local and Realtor with Haus Realty & Management. "Even with so many people moving in, there's still that friendly, 'been here forever' vibe."

Diverse suburban homes at affordable price points
In Cumberland Hills, streets are wide and quiet, shaded by thickets of trees and bordered by neatly maintained front lawns. While most homes in the neighborhood were built between 1980 and 2005, the community is still experiencing a sparse wave of new construction, much like the rest of the city. Ranch-style homes, Cape Cods and split-level housing are most common, with the newer homes being more contemporary, often using the board and batten styling seen around the Nashville metro area. Pricing in Cumberland Hills trends slightly below the Clarksville average, with many homes selling for $250,000 to $415,000. The area has a nearly 50-50 split of renters and homeowners, which Bonson says is typical for Clarksville as a whole.

Liberty Park Grill serves surf and turf with city marina views, while Rudy's Diner on Riverside Drive has been cooking up Southern comfort food for Clarksville locals for years. Downtown Clarksville, where the city's personality shines through the brightest, is about 3 miles from Cumberland, less than a 10-minute drive on most days. The historic brick buildings house specialty shops, locally owned bars and restaurants, and entertainment venues.

Exploring Liberty Park at the edge of the Cumberland River
Just a mile from Cumberland Hills, Liberty Park is one of the most popular green spaces in the city at nearly 150 acres. Sitting along the Cumberland River, it features a four-lane boat ramp, the Clarksville Marina, and a scenic fishing pond. "I think our parks, and how many of them we have, are one of Clarksville's best qualities," Monson says. "Fishing is especially big here; everyone always wants to know where the best spots are." Paved paths run throughout the area, and there is a community-funded playground and several multiuse sports fields. The connecting King's Run Bark Park is fully fenced, so dogs can be let off-leash.

Education with the Clarksville-Montgomery County School System
Cumberland Hills falls under the Clarksville-Montgomery County School System, and Norman Smith Elementary School, just north of the neighborhood, receives a B-minus from Niche. Kids can move on to Montgomery Central Middle School and Montgomery Central High School, both of which get a B. Set in the rural area of Cunningham, 8 miles south of Clarksville, Montgomery Central High features the Academy of Plant and Animal Systems. With hands-on teaching, students can prepare for careers in modern-day agriculture.

Navigating around Clarksville and getting to Nashville
The community is bordered by state Routes 13 and 12, which connect to different areas of Clarksville. Route 12 spans 50 miles into Nashville, as does Interstate 24. While Clarksville has a regional airport, many will drive 56 miles to Nashville International Airport for more airline options. Several bus stops are lined up along Route 12, run by the Clarksville Transit System.

From downtown farmers markets to live performances at the Roxy Regional Theatre, residents of Cumberland Hills have quick access to the frequent events at the center of Clarksville. Liberty Park also hosts the city's Independence Day Celebration and other events throughout the year. "There's always something going on here. Beachaven Winery has live jazz music and food trucks out on their lawn all summer and fall; the city has a lot of free concerts in general," Monson says. "You never get bored."
