Restorations and rebirth of vintage Clarksville homes
With Public Square forming the center of Downtown Clarksville, buyers can find a wealth of vintage and antique designs spanning from Queen Annes to custom midcentury builds. Traditional homes from the 1900s are decorated with gingerbread trim, wide front porches and original wooden siding. Flowers adorn colorfully painted boutiques along Franklin Street, where a row of Latinate buildings provide a home for local storefronts and top-floor apartments with lattices climbing their faces. "A portion of homes in Downtown are uninhabitable, but a lot of those are being replaced with newly built options that are still in a semi-affordable price range of under $300,000," says Tiffany Klusacek, a local broker and owner of Tennessee's Elite. As Downtown Clarksville continues to be reborn, homes with opportunities for restoration can be found selling from $150,000 to $300,000, while well-preserved, vintage options reach price tags of over $500,000. Downtown Clarksville has a CAP Index Crime Score of 7 out of 10, which is higher than the national average of 4.

Clarksville-Montgomery County Schools in the community
Students in Downtown Clarksville are served by the Clarksville-Montgomery County School System, a large organization with more than 45 schools throughout the greater area. Norman Smith Elementary School receives a B-minus from Niche and teaches Pre-K through fifth grade. Richview Middle School and Clarksville High School both earn B-plus grades from Niche and are located next to each other, about 5 miles east of Downtown Clarksville. Students at Clarksville High can participate in the school's popular football, soccer and volleyball programs, or opt for academic pathways like the Academy of Business and Marketing.Austin Peay State University is also immediately adjacent to downtown and is known for its relatively affordable programs in the arts, sciences and teaching, a track which offers the country's first registered apprenticeship for teaching. Athletics are also popular at the school, with the basketball teams drawing local crowds at the F&M Bank Arena. Those with a student or military ID can attend games free of charge.

Local shopping and dining along Franklin Street
Shopping in Downtown Clarksville is centered around Public Square and Franklin Street, where residents can find a range of locally-owned, boutiques, eateries and art stores. "Everything downtown is locally owned, and a lot of the owners are also veterans, so it really does create a strong community for small-business owners," Klusacek says. Local features include Blackhorse Pub and Brewery and Yada Italian Restaurant, which is Clarksville's only craft cocktail bar, as well as the only bar in Tennessee that serves cicchetti. For fresh and affordable food, the Downtown Clarksville Farmers Market brings produce, eggs and meat into town every Saturday morning and Monday evening in the summer. For other errands, big box stores like Kroger, Publix and Walmart are available east of town along Madison Street.
Walking around downtown, residents might also notice several bronze statues commemorating local heroes and civil rights leaders. "You'll find a lot of statues and buildings named after local heroes, like the statue of the actor Frank Spencer Sutton, who grew up right on Greenwood Avenue," Hedrick says.

Smalltown entertainment options in Downtown Clarksville
Although Clarksville's downtown is small in area, there's no shortage of entertainment options. One of the most prominent is the Roxy Regional Theatre, which puts on plays for the community throughout the year. F and M Bank Arena is also in downtown, welcoming big headliners like the Harlem Globe Trotters and local athletics like the Red River Spartans and Austin Peay Captains. "F and M Bank Arena partners with Bridgestone in Nashville, so we always get cool headliners making their way to the big city," Klusacek says. For family-friendly fun, the Customs House Museum and Cultural Center is in the middle of downtown, with paid exhibits ranging from hands-on art and science to antique vehicles and statues from around the world. Public Square, which is next to the Customs Museum, hosts live music in the summer under the "Downtown at Sundown" concert series. "Most of the music here is free and kids-friendly. We have tons of free live music and other stuff just a day trip away in Nashville, but we also have that blues influence here too," Klusacek says.

Heading outdoors in Montgomery County
Set in the rolling hills of western Tennessee, Clarksville offers a range of easily accessible outdoor spaces within close driving distance. "We have a lot of city, state and county overlap here, so our parks are very well maintained," Klusacek says. Walking trails like the Spur Line Trail and those along Riverside Drive are paved, have public bathrooms and also handicapped access for those with limited mobility. Liberty Park is another nearby city park, known for its access to the Cumberland River and Clarksville Marina. In addition to an outdoor exercise station, the park also has a newly updated playground made from recycled materials. Dunbar Cave State Park is just 4 miles east of downtown and is a popular destination for casual hiking along wooded trails. The cave's history spans from being used by native people to being part of a plantation and even functioning as the original Grand Old Opry before Nashville became popular, with country musicians traveling from around the region to perform in this natural auditorium.

Getting around the Clarksville area on I-24
Located 50 miles northwest of Nashville, Clarksville residents can easily get into the larger metropolitan area by driving an hour south along Interstate 24. For international flights, Nashville International Airport is also just north of Nashville. Tennova Healthcare is the closest hospital in the case of medical emergencies and is located 7 miles east of downtown along Wilma Rudolph Boulevard. Commuting times can also vary due to traffic around peak rush hour when driving throughout Clarksville. "With all the recent growth, one of the negatives has been more congestion on our major roads recently," Klusacek says.
