Neighborhood that draws service members, first-time buyers
Realtor Marion Jewell quips that she doesn’t recall selling to anyone in Glen Ellen Landing over 40 years old. Unlike in many modern subdivisions across the city, the neighborhood has numerous small, single-story houses often sought by first-time buyers and service members. “They’re typically not your forever homes,” says Marcia Campbell, a Realtor with Coldwell Banker, who’s made several sales in the communities along Spring Creek. The subdivision borders Glenellen Elementary School, and it’s not uncommon on mornings to see young parents accompanying their children to the school. “It’s just the convenience of it, and it’s close to everything else around it,” Jewell, of Keller Williams Realty, says about how the school is among the neighborhood's main draws. Glen Ellen’s location on the northern half of Clarksville also makes it convenient for off base service members who try not to live too far from Fort Campbell. But the neighborhood isn’t cramped and its architecture gives it a distinct charm. “It’s a tiny, cute little neighborhood,” Campbell says. Clarksville Councilwoman Karen Reynolds adds: “It does give you the feeling of living a little bit out of the main city, even as you’re in the middle of it.”
Fort Campbell sits just north of Clarksville, over the Kentucky State line.

Cozy houses on hilly terrain
While the modern Traditionals commonly seen across Clarksville do exist here, Glen Ellen also has ranch-style houses, Cape Cods and Craftsman bungalows. Many of the houses sit on raised or sloped lots that are about a quarter-acre large, and the hilly terrain allows for features like walkout basements. Many houses are backed by groups of mature trees, and some come with rustic traits like gravel driveways. Most of the houses have footprints of under 2,000 square feet. Price points run from about $180,000 to $325,000 for ones that are nearly 2,000 square feet. “Usually, it’s somebody who’s looking to get something under $350,000,” Campbell says about the neighborhood’s typical buyer.
