Commercial activity thrives in Clarksville
Stretching from downtown Clarksville to MLK Jr. Parkway, Madison Street is a long, narrow neighborhood that takes drivers on a trip through the decades. The community’s western section is full of century-old homes, and as the road heads east, houses and buildings become increasingly modern. Over the years, the area has seen lots of development, resulting in a blend of housing and retail properties. “I love Madison Street. It’s beautiful. Even though it’s a main street, it’s not crazy busy,” says Jodi Griffey, a Realtor with BLK Dog Realty with 25 years of experience. “Some parts are commercial, and some are residential. It’s really convenient to downtown, and there’s a lot going on there.” Despite being one of the busiest avenues in the city and home to many chain stores and restaurants, parts of Madison Street feel peaceful, with tall trees towering on each side of the road. Smaller roads branch off the main strip, offering even quieter locations to call home while still having the convenience of a major retail community.

Houses range from historic to modern along Madison Street
Madison Street’s long history offers a broad mix of housing styles. “A lot of the homes are older because downtown was built in the late 1800s. Some people have them on the historic register,” Griffey says. “When you get out of downtown, most of those homes were built in the 1940s or '50s, and they have beautiful little streets.” The older styles include bungalows, Craftsman houses, Tudor Revivals and ornate Victorians. These are often on spacious lots covered in lush trees. As the road heads east, buyers can find cottages and ranch-style homes. At the far end of the neighborhood, 21st-century New Traditional houses make up the inventory. Lots tend to get smaller on the community’s east side, but the greenery remains, contributing to the tranquil feel of the area. Fixer-uppers typically cost between $50,000 and $190,000. Renovated and well-kept homes can cost $200,000 to $535,000.

Shops and restaurants keep Madison Street active
Madison Street is one of Clarksville’s main commercial corridors. Restaurants line the avenue, offering a wide variety of cuisine. Griffey recommends The Mad Herbalist, which she says is a unique Clarksville spot. This small tea lounge and restaurant is housed in a historic cabin and serves small plates, sandwiches and salads. There are also several locally owned Chinese and Mexican restaurants in the neighborhood. Fast-food chains include everything from Whataburger to Hardee’s. Groceries are available at Kroger, Publix and Food Lion. Big-box stores like Walmart and Lowe's are scattered around the area. Miss Lucille’s Marketplace is a local antique store with over 200 vendors selling home décor and vintage clothing. Downtown Clarksville is easily accessible from the neighborhood and has plenty of locally owned restaurants, plus attractions like the Roxy Regional Theater and F&M Arena.

Clarksville schools offer plenty of activities for students
Barksdale Elementary School serves the neighborhood and gets an A-minus rating from Niche. Richview Middle School and Clarksville High School each receive B-plus ratings. The high school serves approximately 1,500 students and offers several clubs and activities, like JROTC, robotics, model UN and Future Farmers of America. Students can also enroll in the Academy of Business and Marketing Management, a program that prepares them for college and careers in business.
Barksdale Elementary as of 2024 had a student to teacher ratio of 18:1.
As of 2024, Clarksville High School had a student population of 1,561.

Outdoor fun is accessible at Clarksville parks and golf courses
Parks around Madison Street include Mericourt Park, a small sports complex with four softball fields, a playground and a picnic area. Valleybrook Park is west of the neighborhood, with a walking trail, basketball courts and a playground. Locals can cool off in the public Beachaven Pool from May through August. Clarksville Country Club is a private par-72 course north of the area, featuring rolling hills and tree-lined fairways. The club also has a pool, fitness center and tennis courts.

Madison Street is the community's main thoroughfare, extending just over 4 miles through Clarksville. Locals can access downtown from the west side or on MLK Jr. Parkway in the east. The parkway leads to Interstate 24, offering a highway route to Nashville. Clarksville Transit System operates two bus lines in the area, connecting to downtown and other nearby residential areas. The Clarksville-Montgomery County Regional Planning Commission is working on the Madison Street Corridor Urban Design Overlay District to improve pedestrian infrastructure and make the area more walkable.
