New Providence is an evolving neighborhood outside of downtown Clarksville
Located across the Red River from downtown Clarksville, New Providence is a neighborhood that has seen plenty of changes. It was one of the earliest settled parts of Clarksville and is home to the oldest standing structure in Montgomery County, built in 1792. Residential development took off in the 1940s and ‘50s, and now those homes are starting to be reimagined. "It's up-and-coming and definitely improving," says Mary Smith-Cody, a Realtor with Benchmark Realty with 20 years of experience. "There are a lot of starter homes or investment properties, but a lot of new development also.” The variety of homes combined with convenience to downtown and Fort Campbell draw a mix of buyers to New Providence.

Neighborhood homes range from midcentury to 2020s
Most residences in New Providence are small midcentury cottages or ranch-style houses. The neighborhood also has a handful of manufactured homes. Since 2020, developers have been tearing down older properties and replacing them with new builds that are often narrow two-story structures with vinyl siding. Lot sizes tend to be small, but some have spacious yards. Leafy trees line the streets, adding pops of bright green and plenty of shade during the spring and summer. Despite being across the river from downtown, the area has a suburban to semi-rural feel. Some streets feature large trees and bushes separating the homes, making it hard to see neighbors. Established houses typically cost between $100,000 and $288,000. Newer homes can range from $230,000 to $355,000.

Highways and bus routes make commuting a breeze
New Providence is a well-connected neighborhood with lots of ways to get around. Providence Boulevard is the community's main thoroughfare, leading about 2 miles southeast to downtown or 8 miles northwest to Fort Campbell. Four routes of the Clarksville Transit System pass through the area, offering public transportation to downtown and other nearby neighborhoods. Bus stops are conveniently located on Providence Boulevard and several of the area's smaller streets.

New Providence has lots of shopping and dining in and around the community. Grocery stores like Price Less IGA and Kroger are on the neighborhood's west side. This shopping area has a mix of locally owned and chain restaurants that offer Mexican, Vietnamese, and fast-food options. The community is also close to lively downtown Clarksville. "There are multiple new restaurants in the downtown Clarksville area. I would recommend Shelby's Trio," Smith-Cody says. As the name suggests, this three-story building houses three separate eateries, offering classic pub food, upscale Italian cuisine and a rooftop bar. U.S. Route 79 leads about 7 miles northeast to popular shopping destinations like Governor's Square Mall, home to Dillard's, Belk and Ross. This part of town also has stores like Target and Walmart.
Shelbys Trio has multiple restaurants to visit for dinner and cocktails in Downtown Clarksville.
New Providence is home to El Rancho Grande for fresh Mexican style dishes.

Local parks provide lots of room for recreation
Several parks in the area offer activities. New Providence Recreation Area is a riverfront green space with a small playground, picnic shelter and a boat ramp. The park's location makes it suitable for fishing on the riverbank. Lettie Kendall Park is another community spot with a playground, short walking paths and picnic areas. Locals can visit historic sites in the neighborhood like Fort Defiance Civil War Park and Sevier Station, the oldest building in the county. McGregor Park is about a mile from the neighborhood and has waterfront trails, a playground, and a museum that details the river's history in Clarksville. It also hosts the annual Christmas on the Cumberland, a free walk-through light show each holiday season.
