A hilly housing development in North Clarksville
Patrick Place is a tranquil suburban housing development on the far north side of Clarksville, Tennessee, right on the border with Kentucky. Much of the neighborhood features steep, hilly residential streets as well as mature trees that can obscure the view of Kentucky farmland next door. “My clients were actually renting a house in the neighborhood. They decided to stay and buy a house because they loved the quietness,” says Jenny Robinson, a Realtor with Weichert Realtors who has been working in Clarksville since 2004. More than 80% of residents are homeowners, and the median household income is around $103,000, considerably higher than the citywide median of about $67,000. The neighborhood is also right off Tiny Town Road, a gateway to nearby stores, restaurants and parks.
Houses on half-acre lots
Patrick Place mostly consists of single-family homes built between the 1990s and early 2000s, featuring ranch-style, Colonial Revival and New Traditional designs with a blend of brick and vinyl siding. Most homes sit on half-acre lots with spacious fenced-in backyards and a backsplash of trees. Smaller ranch-style houses sell for around $280,000 to $300,000, while larger homes range from $320,000 to $435,000.
On average, homes sell after 33 days on the market, compared to the citywide average of 48 days. Likewise, the neighborhood’s CAP Index Crime Score is 2 out of 10, below the national average of 4.

Stores and restaurants on Tiny Town Road
Leaving the development, locals turn onto Tiny Town Road, directly across from a future Kroger expected to be completed by late 2025. “Kroger is a really popular grocery store in Clarksville, but it’s in other parts of the city, so people are excited they’re building one here,” Robinson says. The main thoroughfare has stores and several restaurants less than 3 miles away in either direction. Shoppes at Peachers Mill has a Publix grocery store and a few places to eat, including Philomena Egyptian, Oishi Asian Fusion and Guacamole’s Mexican Restaurant. Several local restaurants sit at the junction of Tiny Town Road and Trenton Road, including rotisserie chicken at Smokin Chikin and Mexican food at El Bracero and Dos Margaritas. The area also has a Regal Cinemas movie theater.

Clarksville Blueway connects two parks
Kids have fun at Mochas and Minis’ indoor playhouse while parents and caretakers sit back and drink coffee. Robert Clark Park, just off Tiny Town Road, provides kayakers access to the Red River, part of the Clarksville Blueway. Billy Dunlop Park, 3 miles away, has a playground and wooded nature trails right next to Clarksville Speedway & Fairgrounds, which hosts local races on an oval track and drag strip. The fairgrounds also host the annual Montgomery County Fair and a drive-thru Christmas lights display.

B Niche grades for all public schools
Students attend Hazelwood Elementary School, which receives a B grade from Niche and is right next to the neighborhood on Tiny Town Road. West Creek Middle School and West Creek High School also receive B grades. High schoolers can take courses through West Creek High’s Law and Criminal Justice Academy as well as the Academy of Teaching and Learning.
Hazelwood Elementary School was opened in 1995 in Clarksville.
West Creek High School was founded in 2009.

An 8-mile drive to downtown Clarksville
From Tiny Town Road, it’s less than a 3-mile drive to Interstate 24 and about 8 miles to downtown Clarksville. It takes about one hour to drive to Nashville, where travelers can fly out of Nashville International Airport.
