Plantation Estates is one of Clarksville’s newest developments, located on the far north side of the city bordering Kentucky’s rural countryside. The median household income is over $87,000, more than the citywide median of around $67,000. And while about 75% of residents are homeowners, they don’t always stay for long. “This is a military town,” says Jasmine Sallee, a Plantation Estates resident since 1994, who runs her Studio Wax business from home. “We get a lot of people who work at Fort Campbell, so it’s common for people to move to the neighborhood and leave once they’ve been stationed somewhere else.” Along with the modern homes, people enjoy the neighborhood’s convenience to local stores and restaurants on Tiny Town Road.

Large homes from the 1980s to 2010s
The south side of the neighborhood features ranch-style houses and Colonial Revivals built in the 1980s and ‘90s. They sit on spacious half to three-quarter-acre lots and sell for around $320,000 to $420,000. “Plantation is known for being the neighborhood on this side of town with larger homes,” says Sallee. “The older homes have bigger yards too.” The neighborhood's north side has a more modern feel with large New Traditional homes built between 2007 and 2019, selling for $280,000 to $460,000. These houses are closer together on lots just under a quarter-acre with fenced backyards. Some border the Tennessee-Kentucky line with backyard views of Kentucky’s rolling farmland.On average, homes in Plantation Estates sell after 38 days on the market, compared to the citywide average of 48 days. While there are no parks in Plantation Estates, it’s common to see people out and about. “Kids ride their bikes a lot, and you see people going for strolls and walking their dogs,” Sallee says. Billy Dunlop Park is about 3 miles away, with a playground and nature trails that lead to the Red River. Float Ya Boat offers tube rentals and safety equipment to explore the water. Clarksville Speedway & Fairgrounds is also near the park. Local racers take their cars out on the drag strip and oval dirt track. It also hosts the annual Montgomery County Fair and a drive-thru Christmas lights display.
Dog lovers can play with their best friend at Billy Dunlop Park in Clarksville.

B grades for all public schools
Every public school that serves the neighborhood receives a B grade from Niche. Students start at Hazelwood Elementary School before moving on to West Creek Middle School and West Creek High School. The high school offers two optional career academies: The Law and Criminal Justice Academy and The Academy of Teaching and Learning.
Hazelwood Elementary School offers education in grades Pre-K through 5th grade in Clarksville.
