Sugar Tree is an established subdivision in Clarksville

Developed in the early 2000s, Sugar Tree is a suburban residential neighborhood that's still close to Clarksville’s main commercial corridor. “Sugar Tree has been a very popular neighborhood for nearly three decades,” says Steve Nash, a broker with Keller Williams Realty who has been selling homes in Clarksville for more than 20 years. “The homes are older, so they’re more affordable than a lot of the newer neighborhoods, and it’s in a perfect location to where you can be in the heart of the city with all the stores and restaurants in just a few minutes.” Homes in Sugar Tree are in high demand, averaging just 19 days on the market, compared to the citywide average of 48 days. The neighborhood also receives a CAP Index Crime Score of 1, the lowest score possible.

Single-family homes from the early 2000s in high demand

Sugar Tree’s 400-plus houses range from around $275,000 to $375,000. Most sit on quarter- to one-acre lots, many with backyards full of mature trees. Some of the winding, hilly streets end in cul-de-sacs. Common home designs include ranch-style, bi-level, Colonial Revival and New Traditional. While there are no sidewalks, it's nevertheless a low-traffic subdivision where residents can go for walks in the street.

Close to Heritage Park Sports Complex and the Clarksville Greenway

Heritage Park Sports Complex is less than 5 miles away with athletic fields used by youth and adult leagues. It includes eight soccer fields, four baseball fields, four softball fields and a skate park. It’s not just all about sports, though. There are two playgrounds for younger and older kids and a splash pad where they can all cool off. The park connects to the 9-mile Clarksville Greenway, a paved trail that takes walkers and bike riders through woods, creeks and bluffs. “The Greenway is beautiful and goes through lots of nature,” says Jenny Robinson, a Realtor with Weichert Realtors, who has been working in Clarksville since 2004. “It connects to other parts of the city if you want to get around by bike.”

Two specialty academies at West Creek High School

Students attend Glenellen Elementary School, which receives a B-plus grade from Niche, followed by West Creek Middle School and West Creek High School, each of which receives a B. The high school offers the Law and Criminal Justice Academy as well as the Academy of Teaching and Learning.

6 miles to downtown Clarksville and an hour to Nashville

Locals have easy access to Tennessee Highway 374, which runs east and west. Downtown Clarksville is about 6 miles south. It’s about a 5-mile drive to Interstate 24, which can be taken for an hour-long trip to Nashville. Tennessee’s capital is home to Nashville International Airport, the closest option for commercial flights.

Residents exit Sugar Tree on Needmore Road to get anywhere in the city. There’s a Walmart Neighborhood Market plus a Dollar General, which sits next to the Whitfield Station, a small shopping center with a few local businesses, including salons, a dog groomer and Don Jarro, a Mexican Restaurant. Wilma Rudolph Boulevard, less than 4 miles away, is a busy commercial corridor full of big-box retailers, restaurants and other businesses.
