But boy, in Englewood and Clayton, there’s growth,” says Debbie Boyce, real estate agent at Keller Williams Home Town Realty. The city has already become more suburban near developed areas like Englewood because the local government maintains the balance between welcoming change and preserving the community’s laidback lifestyle.

Lifetime residents live on sprawling acres

Neighborhoods range from suburban subdivisions to rural communities with sprawling acres. Mature shade trees maintain privacy between neighbors, even in more densely planned areas. The city has mainly ranch-style homes, but Colonial-inspired two-story homes, split-level houses, condos and multi-family units are also options. “A lot of people who live there grew up there and stay lifetime residents, which means a lot of repeat customers!” Boyce says. However, Clayton accommodates newcomers with consistent development. “There’s always something new that’s popping up there,” Boyce says. “It seems to be a very active, growing community.” The city’s median home price is $275,000, less than the national median.

Learning technical skills at Miami Valley Center

The city is under the Northmont City School District, which has a B-plus Niche score. It ranks as the fourth-best out of 17 Montgomery County School Districts. “My daughter moved there for the schools,” says Boyce. “All the grandkids were in the band, and the schools just have a great loyal following.” Clayton is home to The Miami Valley Career Technology Center, which offers over 50 technical programs to high schoolers and adults. Students are also within 30 miles of The University of Dayton, Wright State University and Sinclair Community College.

Nearby retail centers and Dayton’s attractions

The city has a few incentives to attract businesses, such as microentrepreneur grants, enterprise zones and tax increment finance districts. However, most people travel outside Clayton to shop and dine. Restaurants line Salem Road for miles, and the large retail centers lining Interstate 75 are about 13 miles away. Downtown Dayton offers even more options roughly 18 miles away.
Dayton also offers diverse entertainment, like live performances at the Benjamin & Marian Schuster Performing Arts Center. The Dayton Arts Institute features rotating exhibits, while the Boonshoft Museum of Discovery takes visitors back in time through archeology exhibits. Favorite sports teams include the Dayton Dragons and The University of Dayton men’s basketball team.

Connected to the Crossroads of America

Since Clayton is heavily rural, traffic is light. Interstate 70 passes through the city, intersecting with I-75 within a few miles and creating the Crossroads of America. The intersection earns this name because it connects to economic hubs across the nation, meaning residents can access hundreds of top manufacturing, trucking and cargo company employers. Clayton also has Caterpillar Logistics, a 1,500,000-square-foot distribution center employing nearly 700 people. Highway 40 is another primary route passing through Clayton and Englewood toward Dayton International Airport. Miami Valley Hospital’s north campus provides emergency services and primary care inside the city.

Clayton, like much of Ohio, is at risk for tornadoes. The 2019 Memorial Day tornadoes caused record damage to the city, but the community rebuilt. The county controls the sirens that warn locals of incoming severe weather events.According to the FBI, Clayton saw a decrease in violent crime between 2022 and 2023, but property crime increased.
