The Clear Brook community offers rural landscapes in western Virginia
Clear Brook is a rural community of Virginia where bucolic landscapes and patches of farmland fan out from the highway on the West Virginia border, connecting the area with Winchester and Martinsburg. “One of the best things about Clear Brook is its proximity to the Route 37 and Interstate 81 interchange,” says Lori Bales, a Realtor with Keller Williams Realty. “It’s just very convenient … It’s close to West Virginia for people who need to commute, and it has great potential for growth because it’s between Martinsburg and Winchester, so it’s getting growth from both directions.” Many homes in the community offer acreage, where residents can escape from the hustle and bustle while just still being a short drive from bigger cities. “The mixture of its convenience to the activities of Winchester, and yet still maintaining privacy in a rural feel, is a nice combination in Clear Brook,” Bales says.
Single-family homes amidst farmland in western Virginia
Ranch-style, colonial-style and custom homes are the most popular architectural designs here . “There is a mixture of historic and mid-century homes, and plenty of new homes being built on developed lots, as development continues to go into Clear Brook,” Bales says. “They also have quite a few new homes being built that would be more contemporary style.” Properties typically sell for between $300,000 and $800,000.
James Wood High School has won three straight volleyball titles
The Clear Brook area is served by Frederick County Public Schools, which earns a B rating from Niche. Stonewall Elementary School gets a C-plus, as does James Wood Middle School. James Wood High School receives a B. In 2024, the high school’s volleyball team won their third consecutive VHSL Class 4 championship.
Community gatherings and recreation at Clearbrook Park
Clearbrook Park is the community’s largest recreational space. “Clear Brook Park is a family favorite,” says Tracey Scott, the team leader of the Tracey Scott Team at Path Realty, “with a large rec pool, fishing ponds … and pavilions. People go and walk their dogs there every single day.” Its three-acre fishing lake is accompanied by pickleball courts, a playground, volleyball courts and more than half a mile of walking paths. Opequon Creek is a popular spot for paddling and fishing along the east side.
Clear Brook restaurants serve a variety of food
Many residents head south into Winchester to dine out, but there are a few restaurants in Clear Brook. Taste Buds specializes in pizza, but also has sandwiches, burgers and wings. Paladin Woolen Mill offers classic American food. Just south of Clear Brook, Jordan Springs Market BBQ is a local favorite that Scott calls a “must-stop.” “It’s just this famous little stop to get world-famous barbecue,” Scott says. The outlet also operates as a gas station and country store. 323 Dhaba Punjabi Veg Kitchen, just across the state line in West Virginia, is a popular stop close by specializing in vegetarian Indian cuisine. Shoppers can go less than 10 miles to Winchester for shopping, including Martin’s, Walmart and Target.
Getting around western Virginia on Interstate 81
Interstate 81 runs through the community. “A lot of people choose to live in this area because they have family along the East Coast,” Scott says. “It’s very easy to get around because of 81, and there are definitely people commuting into the D.C. Metro area on a daily basis.” Washington, D.C. is over 70 miles east. Drivers need their own cars to get around, as there is no public transportation in the area. Downtown Winchester is less than 10 miles south, where Valley Health Winchester Medical Center offers care services. Martinsburg is less than 20 miles north across the state line.
Holiday light displays at Clearbrook Park
Clearbrook Park is the site of Walking in a Winter Wonderland, an annual event that has lasted for a quarter century. Visitors can walk a half mile of light displays, decorations and Christmas music, some of which is synced with the light patterns. “It’s a very community-filled and very Hallmark Christmas sort of vibe,” Scott says. The display runs from after Thanksgiving to New Year’s Day. The Frederick County Fair also takes place in the community, featuring events ranging from livestock shows and crafting to monster truck demonstrations and carnival rides.
Amazon offers employment opportunities in Clear Brook
An Amazon distribution center sits close to the state line, serving as a major local employer. “The jobs that have come from the likes of Amazon have contributed to the growth in the area,” Scott says.
