Morningside, a cozy neighborhood of attractive, well-maintained midcentury homes, is an active, welcoming community anchored by a recently renovated recreation center. In addition to the neighborhood amenities, residents also enjoy appealing proximity to plenty of shopping and dining in a southeast Clearwater location that is just minutes from Old Tampa Bay and a short drive to the city’s coastal attractions. “It’s a centrally located community that is within 15 minutes to pretty much everything,” says Andy Burwell, owner of Burwell Real Estate and lifetime resident of Clearwater. “It has beautiful tree-lined, sidewalked streets and a family-focused atmosphere.”

Well-maintained ranch-style homes feature garages, pools

The established neighborhood features a variety of sturdy ranch-style homes. “I call them bread-and-butter homes,” Burwell says. “The typical home has three bedrooms, two bathrooms, a two-car garage and a pool. They’re all block construction. It’s a good product for the typical family.” Walkable streets are filled with palms, pines and other native greenery. Mature landscaping adds curb appeal to spacious front yards. Back yards are large enough for pools. Offerings range from two to five bedrooms. Some homes offer optional HOA membership, and the fees are less than $50 per year. Prices range from the mid-$300,000s to the high $700,000s. Condos and attached villas also can be found, with prices ranging from the mid-$100,000s to the high $200,000s. HOA fees range from the high $400s to nearly $1,000 per month. Despite being close to the water, residents face a minimal risk of flooding. “The neighborhood is in a high-and-dry Level X flood zone,” Burwell says. “Level X is the one that’s not supposed to flood in 500 years.” Wind damage, however, is a risk during hurricane season, which runs from June through November.

Restaurants, grocers and retail stores located nearby

Gulf to Bay Boulevard is conveniently located a mile from the neighborhood. The commercial corridor can be quickly accessed via Belcher Road on the neighborhood’s west side. Publix, Walmart Neighborhood Market and Bealls are the closest shopping options. Daily News Café & Restaurant is a popular nearby dining destination. Big-box retailers such as Target, as well as a Sam’s Club, are among several shopping and dining options concentrated around the intersection of Gulf to Bay and U.S. Highway 19. Gulf to Bay also leads directly to the contemporary dining and entertainment options in downtown Clearwater less than 5 miles away.

Morningside Recreation Complex is the center of community activity

The Morningside Recreation Complex has been the focus of activity since the neighborhood’s initial development in the late 1950s and early 1960s. Clearwater owns the facilities, which underwent a complete renovation in 2018. “It’s kind of like having a city park that the neighborhood can benefit from,” Burwell says, “but it’s not limited to just the people who live there.” Much of the activity centers around the water, as a full-sized pool and a kiddie pool are featured amenities. A playground, gymnasium, fitness center and lighted courts for tennis, pickleball and basketball offer additional activities. The complex also hosts citywide youth camps. Nearby Old Tampa Bay and the waters off Clearwater, which are just 5 miles away, provide boaters and anglers with plenty of nautical adventures. Beachgoers have easy access to the white-sand beaches of the Gulf Coast’s nearby barrier islands. Golf courses can be found throughout the city.

Belcher Road offers regional travel without the heavy traffic

Residents can travel north into other sections of Clearwater and south to St. Pete from either side of the neighborhood, but one roadway is a much more convenient option. “Belcher Road is a good alternative north-south corridor to U.S. 19, which is very heavily trafficked,” Burwell says. Pinellas County buses run regularly along Belcher Road, but the neighborhood is mostly car-dependent. HCA Florida Clearwater Emergency is about a mile away, and Morton Plant Hospital is less than a 5-mile drive. St. Pete-Clearwater International Airport is about 5 miles from the neighborhood. Tampa International Airport is about 15 miles away across the bay via Gulf to Bay Boulevard.

Students can attend a trio of well-rated schools

Students have access to a trio of above-average Pinellas County schools. Belcher Elementary School is rated B-plus by Niche. Oak Grove Middle School, just outside the neighborhood, is rated B-minus. Clearwater High is a B-rated school that offers the prestigious Cambridge International course of study. Pinellas County’s choice programs allow students to apply for transfer to schools outside of their geographic zones.
