Rich history and new growth in North Greenwood
North Greenwood is a historically Black neighborhood north of downtown Clearwater that was once called “The Grove” for the orange orchards that covered the area before the turn of the 20th century. Between 1900 and 1960, the neighborhood transitioned from a farming community to a dense residential district with thriving small businesses. “A lot of Clearwater firsts happened here, like the first African American who was a public librarian, Miss Christine Morris,” says Sandra Rooks, co-author of the book “Clearwater, Florida.”
A recession rocked the area during the latter half of the 20th century and continued into the 21st, but North Greenwood remains a close-knit, hopeful community. “We have a library, barber shops, beauty shops, a lot of churches and a community center, so we’re doing all right,” Rooks says. “The city is targeting the area for improvement, too, they’re offering all kinds of incentives to people to move in and open businesses here,” says Coldwell Banker Realtor Kirsten Kelley, who has more than 10 years of local real estate experience.
North Greenwood extends from Downtown Clearwater to the Burgas Bridge.

Community-building programs and outdoor recreation abound
Greenwood Grove, a local nonprofit, hosts community-building programs out of the Martin Luther King Jr. Community Center. The organization’s Greenwood Gardeners group holds regular neighborhood cleanup days. North Greenwood Recreation Center, close to the North Greenwood branch library, has an outdoor pool with a slide and in-pool spray features, a fitness center and a playground. The rec center hosts seasonal events, like the annual Hoppin’ Boppin’ Easter Egg Hunt. Local schools play baseball at the 1,200-seat Jack Russell Memorial Stadium. Cherry Harris Park anchors the neighborhood’s north end with playgrounds and picnic areas across the street from the Pinellas County African American History Museum at the Curtis. The museum serves as a research center and exhibit space. It’s nearing the end of a renovation and is expected to reopen in December 2025.

Modest single-family homes appeal to investors
Minimal Traditional cottages and ranch-style bungalows sell for between about $125,000 and $580,000. They’re usually on the market for about two months, a couple weeks longer than the national average of 46 days. Over half of residents rent rather than own their homes. “There are quite a few investors going in and buying up the land and rebuilding,” Kelley says. The risk of flooding is higher at the neighborhood’s north end, close to an inlet of Clearwater Harbor.

Clearwater High offers AICE and career academy programs
The Pinellas County Schools district serves North Greenwood kids. Sandy Lane Elementary gets a C-plus from Niche. Dunedin Highland Middle and Clearwater High get Bs. The high school offers the Cambridge Program, also known as AICE, the Advanced International Certificate of Education. In addition, Clearwater High is home to the Career Academy for International Culture and Commerce, where students take classes in finance, international economics and business technology, among others.
Dunedin Highland Middle School teaches students in grades 6-8.
Clearwater High School was originally built in 1924, the current location near Country Club Estates was built in 1954.

Convenience stores and more on U.S. Route 19 Alternate, MLK Jr. Avenue
