Sunshine State suburb in southeastern Clearwater

Clearwater’s University Park is a classic Florida suburb, with rows of low ranch-style homes dotted with oaks and palmettos. The neighborhood is quiet, despite its proximity to State Road 60, known locally as Gulf to Bay Boulevard. The combination of calm and convenience draws homebuyers, according to Keller Williams’ Maryann Spearman, Realtor with over 15 years of experience in the region. “The subdivision is literally a stone’s throw from 60, which will get you to Clearwater Beach in 15 minutes,” she says. “It’s close to nice little parks, and schools are close by. This would be great for families, it’s close to everything.”

A hot market for midcentury single-family homes

Homes here were built between the 1950s and ‘60s. Many have attached garages and large, front-facing windows overlooking neat, minimally landscaped lawns. Prices start at about $300,000 and go up to almost $600,000. Homes on more than half an acre of land can sell for as much as $734,000, but those are rare. Regardless of size, University Park homes tend to sell faster than the national average of 46 days. “It’s a hot market right now,” Spearman says, noting that recent listings here are usually under contract in less than a week.

Outdoor recreation at Allen’s Creek Park and on nearby waterfronts

Allen’s Creek Park has picnic areas with grills, a shady playground and a sunny, multiuse field. The little park is within 1 mile of most homes, separated from the neighborhood only by its namesake creek. The McMullen Tennis Complex features hard and clay courts for tennis/pickleball, as well as outdoor exercise equipment and paved walking trails. Indoor locker rooms with showers are also available at the public sports complex. Clearwater Beach is 6 miles west, a straight shot down State Road 60 and across the causeway. A little less than 3 miles east, Bayview Park’s gravel trail winds through a century-old oak grove, connecting to a rocky Tampa Bay beach.

State Road 60 and U.S. Route 19 provide quick access to the metro

Pinellas Suncoast Transit Authority bus stops line Belcher Road, but Spearman says proximity to State Road 60 and U.S. Route 19 make driving so easy that most residents commute by car. Morton Plant Hospital and St. Pete-Clearwater International Airport are both less than 10 miles away. Tampa International Airport is about 15 miles east across the bay.

Gulf to Bay Boulevard shopping and dining close by

There’s a Walmart Neighborhood Market on Gulf to Bay Boulevard/State Road 60 a few blocks north of University Park. It’s close to an Aldi and a Bealls, as well as fast food chains like Culver’s and Wingstop. Mirage Restaurant, also nearby, is a locally owned eatery known for Persian and Mediterranean fare. Strip malls down the road feature a Publix and an Office Depot. At the corner of 60 and U.S. Route 19, Clearwater Mall has a Costco, a Target, clothing retailers and home improvement stores.
