Full of mature trees and sidewalk-lined streets, Woodlake offers a suburban atmosphere 5 miles from downtown Clearwater. The neighborhood features a mix of condos, townhouses and single-family homes less than a mile from shopping, dining, schools and parks. “I used to live nearby in Countryside, and what I liked about that whole area is that it was a good place to raise a family,” says longtime local Joe Koebel, a Realtor with RE/MAX Realtec Group. “There are parks set up in all the right locations, and the people are nice.”

A mix of subdivisions with homes between the $100,000s and $600,000s

Multifamily properties built here in the 1970s range from the high $100,000s to the mid-$200,000s. HOA-free single-family properties, also developed during the ‘70s, feature a variety of styles, from angular midcentury designs to classic ranch-style homes.

These houses don’t come up for sale often, but when they do, they tend to cost between $300,000 and the low $500,000s. The most expensive properties in the neighborhood are also the newest. Montclair Lake was built on the west side between 2017 and 2019. The gated subdivision’s contemporary townhomes range from around the mid $400,000s to the mid $600,000s.

Those looking at waterfront properties in the community, especially in the Woodlake condo subdivision, may need flood insurance to secure a federal mortgage. Florida’s hurricane season ranges from June to November.

Neighborhood students can study business at Dunedin High

Pinellas County Schools offers a business career academy called 3DE at Dunedin High. This program showcases various academic and career pathways and connects students to internships. Dunedin High is graded B-plus on Niche and is the zoned high school for Woodlake. That said, west-side students start school at Dunedin Elementary and Dunedin Highland Middle, while east-side kids attend McMullen-Booth Elementary and Safety Harbor Middle. All four schools earn Bs.

Residents have two parks at home and a third within walking distance

Woodlake is home to two parks; a third is within walking distance. Montclair Park offers a playground, a basketball court and racquetball courts on almost 5 acres. Frank Tack Park has ballfields in the heart of the community. Valencia Park is less than a mile up the road, just north of the neighborhood with a playground, a basketball court two tennis courts and picnic areas. Less than 10 miles away, Clearwater Beach is another nearby recreational hub.

Local healthcare, emergency care, chain stores and fast food nearby

Publix is right in the neighborhood on Sunset Point Road, which is also lined with several private practices, putting local healthcare providers within walking distance. That said, the closest center for emergency care is Mease Dunedin Hospital, about 4 miles away. More shopping options are less than a mile down the road on the corner of Sunset Point Road and Frontage Road. At this intersection, shoppers can find various chains, from Old Navy, Hobby Lobby and Ashley to eateries like Burger King, Waffle House and Dunkin’.

The neighborhood is central to bus stops, U.S. 19 and Downtown Clearwater

Pinellas Suncoast Transit Authority operates bus routes throughout Clearwater. A few stops are in the neighborhood on North Hercules Avenue. The closest ramp onto U.S. Highway 19 is just over 2 miles north at the intersection of Frontage Road and Countryside Boulevard. Downtown Clearwater is less than 5 miles south, and St. Pete–Clearwater International Airport is just under 10 miles south.
