This urban revitalization success story transformed a derelict district into one of Cleveland’s preeminent entertainment destinations. Highly walkable with robust public transportation options, the neighborhood appeals to homebuyers looking for a car-free lifestyle, beach access and proximity to a world-class arts district. “Detroit Shoreway is known to be noisy in some places, but the people who choose to live here know what they’re signing up for,” says Jason Melvin, a former NASA employee and longtime resident who still visits every summer. “If a little noise bothers you, there are definitely better areas of the city to consider.”
Keeping pace with home demand
Steady demand in Detroit Shoreway makes for a reasonably competitive real estate market with various housing and a wide range of price points. There are fixer-uppers under $100,000 to new construction priced upward of $700,000 and everything in between. Much of the neighborhood’s traditional single-family housing is over a century old, with the median year built being around 1920, though some of the inventory is closer to 1900. Architectural styles run the gamut of the older homes but expect to see neat little rows of colorful Victorians with covered front porches situated on modest lots with tidy wooden fences. Development in Detroit Shoreway has kept pace with demand, with condos, townhouses and apartments filling in block after block, particularly along the lake over the last 20 years.

Arts district with multiple theatres
The nightlife, shopping and dining, and cultural opportunities attract homebuyers and visitors to Detroit Shoreway in droves. “There might be too many options because I remember so many long conversations about where to go and what to do,” Melvin says. “But who doesn’t prefer that to not enough?” The Gordon Square Arts District provides a heavy dose of culture, with the Cleveland Public Theatre, Black Canvas Theatre and the Talespinner Children’s Theatre just a few of the draws. Constructed in 1921, the Capitol Theatre is the only historic movie theater on the city’s west side. “Cent’s has the best pizza I’ve ever had, hidden away inside an aggressively non-descript storefront on Lorain Avenue,” Melvin says. “They have immaculate outdoor seating in the summer with tall-ivy-covered walls and overhead lamp lighting.” Astoria Cafe & Market is a sleek Mediterranean eatery offering gourmet meats, cheeses and tapas. Guests rave about brunch, specifically the eggs Benedict and the hopping happy hour.

Edgewater Park is a big draw
Cleveland is known for long, snowy winters, so outdoor access during the precious warm months is an absolute must for some homebuyers. Detroit Shoreway resembles a coastal town in the summer, with paragliders soaring off the cliff over Edgewater Park. The city skyline is magnetic on the horizon, and Lake Erie, with its 240 acres of sandy shoreline, could pass for the ocean if you didn’t know any better. The jam-packed beach and accompanying parks are served by the Edgewater Beach House, an open-air pavilion that has concessions, including beer, on the first floor. After serving the community for 30 years, the Michael J. Zone Recreation Center got a complete overhaul in 2012. Today it adds 22 green, active acres to the neighborhood, with play fields, baseball diamonds, tennis courts, a dog park and a splash pad. Zone Rec is located in Cleveland’s Eco Village, so it was designed with sustainable features and ecological elements.

Walkable community primary school
The Cleveland Metropolitan School District, an average district with a C grade from Niche, serves families with children in Detroit Shoreway. Students can start their education at Joseph M. Gallager School, a classic walkable community school graded C-minus by Niche. The school serves kindergarten through the eighth grade and touts a nurturing, multicultural learning environment. MC2 STEM High School results from a partnership between the district and the Great Lakes Science Center that promises a STEM education in a non-traditional venue. With a C-plus from Niche, MC2 promises project-based learning emphasizing hands-on projects and community partnerships.
Park the car and ride the RTA
Detroit Shoreway is one of the most easily navigated neighborhoods in the Cleve, with bike lanes, busses and multiple RTA stops – not to mention ample free and metered parking. Downtown is just over two miles away by car from West Superior Avenue and Franklin Boulevard. U.S. Route 20 runs through the neighborhood near Edgewater Beach, linking to I-90 close to downtown. The I-490 interchange, about three miles away from Tremont, connects the Detroit Shoreway area to the broader region, including I-70.
The RTA makes commuting around Cleveland without a car possible.
