Situated between artsy Tremont, trendy Ohio City and downtown Cleveland, Duck Island is on track to become one of the hottest neighborhoods in the city. Its name refers to the act of “ducking,” or hiding, from the law during the Prohibition era. The historic neighborhood has changed significantly in the past 15 years as sleek townhouses replace homes built in the 1800s and new restaurants take up vacant buildings. Connectivity is a key attraction in Duck Island — you can walk or bike to nearby bars, restaurants and trails, or take public transportation to get around the city without a car.

Ohio City and Tremont are packed with bars, restaurants and shops just a few blocks away, but Duck Island has its own unique spots. Forest City Brewery is a neighborhood gathering place with a shaded beer garden and a full calendar of events. Velvet Tango Room is another Duck Island favorite, with craft cocktails and a speakeasy vibe that harkens back to the neighborhood’s historic origins. You can walk or bike to Ohio City to shop for fresh produce at the historic West Side Market or grab a bite at Tabletop Board Game Café. “Tremont is known for its monthly art walks, which is something all the local bars and restaurants partake in,” says Matt Berges, a Duck Island resident and owner of Berges Home Performance. “Local artists get to display their artwork and sell their artwork, so that’s a popular thing to do.”

Discover the housing styles of Duck Island
Duck Island’s original 19th-century homes stand in stark contrast to the contemporary condos and towering modern townhouses that have popped up over the years. Berges Home Performance alone has built more than 100 homes in the neighborhood over the past 10 years. The buildings have grown taller — some up to four stories — to prioritize views of the Cuyahoga River, the Art Deco-style Hope Memorial Bridge or the city skyline. Homes typically sit on compact lots and outdoor space can be scarce, so many new builds offer rooftop decks and terraces. Some properties qualify for 15-year tax abatements from the city if they meet energy efficiency standards, according to Berges. While the neighborhood is undoubtedly urban, mature trees still shade the sidewalks.

Housing costs in Duck Island
Fixer-uppers are a growing rarity that mostly attract investors, but prices can range from the low $100,000 to the low $400,000s. Move-in ready homes can start around $400,000 and cost up to nearly $1 million for a newly built luxury home. You’ll find condos from the 1980s in the mid-$200,000s, but most new condos and townhouses range from the mid-$400,000s to the high $700,000s.
Walkable and bikeable to downtown Cleveland
Berges says it’s easy to walk and bike around Duck Island. “It’s a very walkable, neighbor-friendly environment,” he says. “There are people constantly walking around with their babies or dogs.” Carnegie and Abbey avenues have bike lanes, and bikers and joggers can easily hop on the Cleveland Foundation Centennial Lake Link Trail, the Ohio and Erie Canal Towpath Trail and the Red Line Greenway. “I ride my bike every day,” says Keith Tisch, a Realtor with Howard Hanna and a Duck Island resident. “I like the convenience of being able to walk downtown to the baseball games and basketball games, being able to walk to Ohio City to grab a bite to eat.”
Getting around Duck Island
Although the area is bike-friendly, Berges says Cleveland is still a driving city. Drivers can easily access Interstates 90 and 490. If you’re not the driving type, the city’s Regional Transit Authority has bus stops on Abbey Avenue, and the red line of RTA’s light rail stops at the West 25th Ohio City Station. Downtown Cleveland is just 2 miles away. Health care professionals are within a few miles of major employers like the Cleveland Clinic and MetroHealth Medical Center.

Parks and Attractions
Amid the brick and concrete, there are a handful of green spaces and attractions in the neighborhood and within a few miles of home, including:
