Hingetown's housing market blends old with the new
Most people here rent, though there’s a limited inventory of single-family homes from the turn of the 20th century. These historic stand-alone properties include Foursquares and homes with Victorian stylings, such as turrets and wide bay windows. Those seeking a turnkey single-family home will have tough competition. “There’s some new construction on whatever vacant lots are left, which aren’t many,” Sharkey says. Prices can range dramatically, from $150,000 for a fixer-upper, up to $600,000 for a fully renovated build. It’s more common to live in a townhome or condo, where prices are similarly dependent on how new and luxe the building is. Units start around $230,000 and can jump up to $750,000. Most people pay between $300,000 and $600,000 to buy in this neighborhood.
Crime is a consideration here. Hingetown scores a 9 out of 10 on the CAP Index, above the national average of 4. The neighborhood’s highest score — a 10 out of 10 — is for motor vehicle thefts.
Walking distance to Fairview Park
Hingetown homes have small yards, if they have yards at all. Residents looking to stretch their legs can head to Fairview Park, at most a half-mile walk from neighborhood residences. The park hosts rows of community plant beds within its Kentucky Gardens, and offers a playground, splash pad, baseball field and paved walking loop.Just east of Hingetown is the future site of Irishtown Bend Park, a 25-acre green space expected to open in 2027. On the bank of the Cuyahoga River, the park will connect trails and bike paths currently running through surrounding neighborhoods, including HIngetown. “When you connect neighborhoods, you see more people walking places and riding their bikes,” Sharkey says.
School choice within Cleveland Metropolitan School District
Families can choose to send their kids to any school within the Cleveland Metropolitan School District. Waverly Elementary is just a mile outside of Hingetown, and serves pre-kindergarten through eighth grade. The school has a C-minus from Niche and a student-teacher ratio of 15:1, lower than the national average. Teens can walk to the Garrett Morgan School of Engineering & Innovation, a project-based school emphasizing creative problem-solving through science, math and the arts. Niche gives the school a C-minus.Global music acts at City Stages
Hingetown hosts City Stages, an annual concert series put on by the Cleveland Museum of Art (CMA). Each year, the museum invites musicians from across the world to play free concerts outside the Transformer Station, a CMA-owned gallery. The events give a boost to Hingetown’s local businesses, drawing crowds from across Cleveland and beyond.Bus and light rail access for Hingetown's commuters
Walkability is a draw here, though there are also bus stops lining Detroit Avenue and 25th Street. The red line runs through the W.25-Ohio City light rail station, which is a half-mile away. “Downtown is across the way, and the core of Ohio City is another way,” Sharkey says. “It’s the hinge spot.” Downtown attractions such as the Cleveland Browns Stadium are within a mile-and-a-half. Other conveniences include Lutheran Hospital, which operates within the neighborhood.Shopping local on 28th and 29th Streets
The neighborhood packs diverse dining and innovative shopping experiences into just a few blocks. At City Goods, a cluster of seven hut-like buildings host a village of microbusinesses, where vendors sell everything from records to travel bags to artisan soaps. The space includes a cocktail bar, with the option to sip and shop. “It’s a great asset because we can walk down the street and buy a gift, and maybe grab a drink, too,” says Realtor David Sharkey, who works in the neighborhood as the President of Progressive Urban Real Estate.Across the street, residents can grab a Reuben or a fresh-baked dessert from Larder, a four-time James Beard Award nominee. Ohio City’s shopping and dining district is only a half-mile away, home to West Side Market, an enormous, historic hall hosting more than 70 vendors selling fresh ingredients and prepared foods. Shoppers can also pick up groceries at Dave’s Markets.
A historic center of LGBTQ+ life
Hingetown’s current success builds on a rich historical foundation. Here, rainbow crosswalks and historic markers commemorate the neighborhood’s essential role in the struggle for LGBTQ+ rights. Hingetown hosted the first Pride gathering in Cleveland, as well as LGBTQ+ shops, bars and support centers through the 1970s, ‘80s and into the ‘90s. Today, the long-running Dean Rufus House of Fun novelty store celebrates and upholds Hingetown’s historical legacy.
