Acquiring its name from being the entry point into westside Cleveland, Near West Side is an expansion where a variety of industrial buildings, modern residential developments and major highways meet.
Ashbury Towers, a $20-million townhouse development that was abandoned and overlooked from 2007 until the 2010s, was the blueprint for what Near West Side would become. These days, Ashbury Towers and many other surrounding developments have been revitalized and are starting to garner attention.
"There's a lot going on over there,” says Realtor Stacey Burnett with RE/MAX Crossroads. “The area is being revitalized, and there's an uptick in Airbnb’s, too. It's going to be super cool, expanding the popularity of Ohio City and Detroit-Shoreway a little further south."
Much like surrounding neighborhoods such as Clark-Fulton and Stockyards, Near West Side’s population is primarily immigrants, especially those of Hispanic descent. This has largely impacted the types of restaurants, stores, schools and events found within the community.
RTA subway and bus stops
The 4-mile commute into downtown Cleveland is made simple with easy access to Interstate 90, which cuts Near West Side in half. A couple of RTA subway stops are located in the neighborhood including Lorain Station and Ohio City Station. RTA bus stops are peppered throughout. For further travel, Cleveland Hopkins International Airport is about 10 miles away via Interstate 71, which is just east of Near West Side.
Near West Side is only a few minutes away from downtown Cleveland and its trendy neighborhoods.

Puerto Rican, Salvadorian and Italian cuisines
Near West Side's variety of restaurant and store selections accurately portray its diverse population. Caribe Bake Shop serves traditional home-cooked Puerto Rican cuisine. When in the mood for Salvadorian specialties, locals visit Pupuseria y Antojitos Guanaquitas. For Italian food, Bruno's Ristorante is the neighborhood spot. Their fresh, homemade pasta dishes include whole wheat and gluten-free options that are paired with Italian wines. Mom's Family Restaurant is an American diner serving eats like bacon and eggs or a triple-decker turkey club.
When they want to cook at home, residents can head 2 miles west at Dave's Mercado, which specializes in international ingredients and has a full-service butcher. There's also a Save-A-Lot in the neighborhood, and Steelyard Commons is 4 miles east and offers big box stores like Walmart, Target and Aldi.
Near West Sider's can grab a craft beer from Great Lakes Brewery in nearby Ohio City.

Handcrafted goods and studio time
The trendiness of Ohio City has already trickled into Near West Side: Ohio City Glass recently relocated to the neighborhood's Hildebrant Co. building. This hub for local artists houses this glass-blowing business along with numerous other creative organizations like Storehouse Tea Company as they handcraft organic and Fair Trade small-batch tea blends. Rock & Roll City Studios has also made Near West Side its home base, renting out rehearsal space to local musicians.

A mix of older and newer multi-family and single-family homes
Many of Near West Side's residential streets are tightly lined with modern townhouses and condos. While some were built in the early 2000s, there are also options built as late as 2024. Bailey Bridge Townhomes, for instance, is a newly constructed 56-unit community with three-story townhouses featuring oversized windows and open-concept living areas.
There are also older multi-family and single-family homes built in the American Four Square and mid-century vernacular architectural styles. Many of these homes were built in the late 1800s and early 1900s and need extensive work, although there are options that have been fully renovated, as well as new construction.
Townhouses and condos sell between $200,000 and $500,000. Other multi-family properties, such as duplexes, sell between $50,000 and $100,000 for fixer-uppers and $200,000 and $300,000 for newly renovated options. Single-family homes sell between $50,000 and $120,000 for fixer-uppers and $200,000 and $500,000 for new construction.

School options for kids with a variety of backgrounds
Right across the street from Bailey Bridge Townhomes is Menlo Park Academy, an award-winning charter school for gifted children that Niche gives an A grade. It's also Ohio's only public school that serves gifted K-8 children exclusively, and it does so tuition-free.
International Newcomers Academy, a pre-kindergarten through 12th-grade school that has not yet been rated on Niche, is also nearby. Founded with Cleveland’s rapidly growing immigrant population in mind, the school intends to help new students who have just arrived in the city to adjust to their surroundings.
Older students can also attend Max S. Hayes High School which has a C-minus.
Kids can easily walk to school on Near West Side's wide sidewalks and crosswalks.

Roberto Clemente Park and City Life Center
At the center of the neighborhood is Roberto Clemente Park. Home to the annual Puerto Rican Festival, this park also offers a playground and athletic fields. It also hosts a minor league baseball team.
Youth for Christ has served Cleveland's children for over 80 years. The City Life Center, located just south of Near West Side, is one of the organization’s many gathering spaces.
“[The City Life Center] is located in Clark-Fulton, but we serve kids from all areas,” says Tiffany Campbell, Marketing and Special Events Coordinator for Youth for Christ Greater Cleveland. “It’s like a safe place for kids.”
Serving kids from 11 to 19 years old, Youth for Christ offers an amplitude of activities for kids to indulge in such as an art club, music studio, gym and bike shop where kids can learn to fix bikes and either sell them or keep them.
While it’s a faith-based organization, Campbell says interested teens do not have to be devout Christians to join.
“We don't ever want to force [our beliefs] on the kids,” she says. “The first thing we offer is a safe space with safe adults that you can confide in."
Kids from Near West Side can join the Roberto Clemente League at Roberto Clemente Park.
