Just 12 miles from New York City, Clifton’s Rosemawr neighborhood is more than just a bedroom community even though it allows residents to return to a quiet community after a day in the city. Beyond that, the neighborhood is a reflection of Clifton as a whole: diverse, welcoming, and full of charm. “Rosemawr is definitely one of the areas that people really want to be,” says Frances Rosado, broker with Real Broker LLC and longtime resident of the area. “It’s a highly walkable area with a lot of access to some of the most important places in Clifton.”

Established homes with personality
Tidy sidewalks give way to stairs and pathways that lead up to charming classical-style homes, most of which have sizable yards and room for gardening. Even compared to other Clifton neighborhoods, Rosemawr manages to feel particularly serene – the streets see little through-traffic, and the area feels more private as a result. Home styles reflect the old-school aesthetic of the area, with Cape Cods, split levels and Colonial Revivals being most common. The established homes reflect years of careful renovation and personality. “Many of the older homes have been modernized through renovations and additions,” says Chava Kagan, real estate agent with Dwell Realty. “People buy homes they think are starter homes and end up being forever homes – it’s a place people are happy to stay for a long time.” Prices range from $500,000 to $1.3 million, with larger Colonial Revivals and split levels being on the higher end. Condominiums and townhouses are also available, with prices ranging from $275,000 to $500,000.

Shopping along Route 3
Shopping and dining options are part of the appeal of Clifton, though Rosemawr itself is almost entirely residential. Nearby, however, residents can find Styertowne Shopping Center along Route 3, which includes a CVS for everyday essentials and prescriptions. The Promenade Shops at Clifton has nationally recognized retailers and designer brands, while Trader Joe’s is the area’s go-to spot for groceries. Nearby Piaget Avenue has Agave Cantina Mexicana, and Tommy’s Tavern + Tap provides a convenient spot for after-work drinks with friends.

Taste of Clifton: Food & Wine Festival
Like all of Clifton, the Rosemawr community is very diverse and multicultural. Nearby celebrations of this diversity can be found daily at City Hall, where flags from all over the world are displayed throughout the day. Rosemawr is particularly convenient to many of the area’s houses of worship, with residents able to access the Clifton Jewish Center, the Islamic Center of Passaic County and St. Philip the Apostle Roman Catholic Church. The Boys and Girls Club of Clifton is very active, regularly hosting bingo nights – in addition to annual events like Taste of Clifton: Food & Wine Festival.

Students begin at Clifton School No. 9, which earns a Niche score of B-plus. From there, students attend B-minus rated Woodrow Wilson Middle and finish up at B-rated Clifton High. At Clifton High, juniors and seniors can participate in specialized college-prep programs and dual-enrollment courses with nearby institutions, such as Bergen Community College and Berkeley College. Members of the Orthodox Jewish community have both the Bais Yaakov of Passaic High School for Girls and the Mesivta of Clifton as private high school options, as well.
Latteri Park, Hughes Lake
Rosemawr residents can appreciate the natural beauty of the area at Latteri Park, which features over 7 acres of space. Children can explore the colorful playground structures, while residents of all ages can take to the baseball diamond or basketball courts. Third Ward Park, just north of Rosemawr, features pickleball courts and a handball wall. Hughes Lake provides a scenic background for strolls along its paved trails.

Commuting to NYC on Highway 46 or Garden State Parkway
“You’re even closer to the city in Rosemawr,” says Rosado. “It’s one of the best neighborhoods in Clifton for commuting.” Residents can hop on Highway 46 or Garden State Parkway to reach NYC via car, while nearby Delawanna Station provides train access. Bus stops run throughout Clifton, as well. Though traffic is better in Rosemawr than in other areas, residents will still want to keep in mind that certain times of day are worse for traffic than others.
The train station in Rosemawr provides service to Hoboken and other stations.
The Dellawanna NJ Trainsit station takes Rosemmawr commuters to and from NYC.
