Western Missouri city with rural appeal

In Clinton, adventure is available virtually anywhere. The north end of town offers access to the Katy Trail, the longest rail trail in the nation. The Historic Downtown Square is the largest in Missouri with an assortment of restaurants and shops. Truman Lake, the state’s biggest manmade lake, is south of Clinton. It all gives people in this city of 9,200 plenty to do in their free time. “There’s a lot of biking, but also fishing and swimming at the lake,” says Dawn Eastridge, a Realtor with EXP Realty and a property manager with JMI Properties, with three years of industry experience. “The downtown is super cute. We have a lot of good food and new restaurants coming.” The most notable employers are Schreiber Food and Tracker Marine, a boat manufacturer, both operate plants. Golden Valley Memorial Healthcare is another key employer and is a 56-bed hospital.

Diverse styles with the chance for acreage

Bungalows and ranch-style houses are most prevalent, but the properties span across decades. The oldest dates back to the 19th century, and though limited, there has been recent construction in subdivisions like Jamestown and Golden Valley. The city’s rural makeup means buyers can secure some land with their home. Lots range from a tenth of an acre to several acres. Fixer-uppers sell for under $100,000, but most properties go for between $100,000 and $700,000. The median price here is $240,000, which is a bit less than nearby cities Harrisonville and Warrensburg and the national average.

Katy Trail can take riders on a journey

The Clinton Trailhead allows access to the Katy Trail, popular amongst cyclists, walkers and runners. The 240-mile limestone-packed trail stretches across the state to Machens, Missouri. Sparrowfoot Campground is about 8 miles south and is the closest boat ramp to Truman Lake. Artesian Park, a city park, has an outdoor pool with multiple slides open from Memorial Day to Labor Day.

Personal finance is part of Clinton High’s curriculum

Clinton School District carries a B-minus on Niche. The district has an early childhood center and a technical school. A personal finance class is among the required courses for graduation at Clinton High. “We do have a fantastic school district,” Eastridge says. “All the parents are very supportive of the school, the teachers and the kids. We do a lot of fundraising and functions for our kids.” Clinton Christian Academy is a private option, with prekindergarten to 12th grade and has a student-teacher ratio of 10-to-1. State Fair Community College-Clinton has associate degree programs in business management, nursing, teaching and more.

Historic Downtown Square is a hub for present-day activity

The Historic Downtown Square is full of brick Italianate- and Victorian-style structures built from the late 19th to the mid-20th centuries. However, this well-established district continues to evolve — more than a dozen new businesses opened here from 2006 to 2020. “It’s a really cool area,” Eastridge says. “There’s probably four or five restaurants, a coffee shop, a bicycle shop, a candle-making shop and all kinds of active stuff to do.” Downtown is also the site of Olde Glory Days. Clinton’s Fourth of July celebration dates to 1994 and is among the largest in the state, spanning four days. “It's a big deal,” Eastridge says.“ We have big parades and the whole community’s involved." She notes other favorite moments include skydivers, a big fireworks display, food, carnival rids and live music.

Area Transportation Service assists residents with rides

Area Transportation Service, or ATS, is a door-to-door bus service available for trips within the city, Monday through Friday. Passengers can request rides through the ATS dispatcher, and they cost $1 each way. Missouri Routes 7 and 13 are two of the major roadways. Route 7 takes drivers toward Kansas City, 76 miles away, and Route 13 connects to the Springfield-Branson National Airport, a 94-mile trip.

Important to Know

According to the Missouri State Highway Patrol, between 2023 to 2024, most property crime decreased. During the same period, violent crime increased by 25%. The summer months average around 90 F, while winters can get cold but averages just about 9 inches of snow, according to the National Weather Service. Severe weather, especially tornadoes are a threat with a storm touching down in October 2024.
