A growing suburb with mountain views and city convenience
Cloverdale is a suburban community carved into the northern side of Roanoke in southwest Virginia that blends a sparse feel with convenient access to modern day amenities. “The convenience is everything,” says local Realtor Nathan Hungate with MKB Realtors Oak Grove. “People like Cloverdale because it’s very convenient to the Roanoke Valley. You have space, but you’re close enough to town for activities.” The southernmost community of Botetourt County, Cloverdale offers proximity to city attractions and events as well as recreational opportunities in the surrounding Blue Ridge Mountains of southwest Virginia. The ideal location is bringing more development to the neighborhood. “Cloverdale is a growing area because it’s just over the Roanoke County line and the tax rate is much better,” Hungate says. Additionally, residents have access to highly rated public schools and major routes like Interstate 81 to keep them connected.
Spacious lots and one-level homes appeal to homebuyers
Cloverdale offers a sparse suburban feel compared to surrounding neighborhoods of Roanoke where homes sit clustered closer together. Situated on more spacious lots, single-family homes here take on a variety of architectural influences. Ranch- and colonial-style homes are most common, scattered between split-level and Cape Cods. “You’ll find a lot of one-level homes and patio homes, so the community appeals to empty nesters and retirees,” Hungate says. Larger homes often feature New Traditional influences with more contemporary details like stone siding and arched doorways. Single-family homes start in the low-$200,000s and go up to the mid-$700,000s. Townhouses round out the housing inventory in Cloverdale, with prices typically ranging from $160,000 to $300,000.
Families can choose from public, private and faith-based schools
Botetourt County Public Schools serves students in Cloverdale. Kids may attend Cloverdale Elementary School for prekindergarten through fifth grade before advancing to Read Mountain Middle School. Both earn A-minus overall grades from Niche. Lord Botetourt High School gets a B-plus. Home of the Cavaliers, LBHS offers a robust academic curriculum, which includes a Career and Technical Education Program, and a strong athletic program with high-achieving teams like girls’ and boys’ basketball. Families may also choose to enroll their children in one of the many private, faith-based schools in the Roanoke area. Cloverdale is also close to Hollins University, an all-female institution that prides itself on its picturesque, historic campus and liberal arts education.
Carvins Cove and Read Mountain Preserve are nearby escapes
Read Mountain Preserve stretches across 243 acres south of Cloverdale, with a peak known as the “mountain island” of Roanoke, as it can be seen from many parts of the Roanoke Valley. The forested preserve offers almost 5 miles of hiking with a summit that opens to panoramic views. Locals can access additional valley vistas from the Blue Ridge Parkway, a 469-mile route that wraps around the eastern part of Roanoke. Dotted with scenic overlooks, the parkway offers access to trails that meander adjacent to the road. Carvins Cove Reservoir etches out a half-moon north of Cloverdale and its surrounding natural reserve is streaked with hiking trails, such as the Tinker Creek Greenway and Lakeside Trail. Cloverdale also offers proximity to public golf clubs including Ole Monterey Golf Club and Blue Hills Golf Club.
Cloverdale is close to shopping, dining and major highways
While Cloverdale is primarily residential, the neighborhood has a convenient location close to many shopping and dining establishments. “There’s not much commercial retail or restaurants,” Hungate says. “But Cloverdale is in the middle of everything. You can go four or five different directions to dine or shop.” Restaurants closest to the community include pizza joints like Frank’s Pizza and Lil’ Cucci’s Pizzeria and Top Dawgs Pub & Deli. Highway 11 is dotted with stores, businesses and restaurants such as Hollywood’s Restaurant & Bakery and Don Ho's Restaurant & Lounge. Highway 460, or Blue Ridge Boulevard, houses convenient grocery options like Walmart, Kroger and Food Lion, along with a range of businesses and other services. Various casual and chain restaurants also line the route, such as Chick-fil-A, Chipotle and El Rodeo Mexican Restaurant. For a day of shopping, Cloverdale residents may visit Valley View Mall, which features national retailers including brands like H&M and Macy’s; the mall is located in central Roanoke off Interstate 581.
Major highways and airport access keep Cloverdale connected
Due to a lack of any public transportation options in the area, Cloverdale is an entirely car-dependent community. Three major routes either border or run through the town, including Highways 11 and 220 and Interstate 81, which leads south to Tennessee and north to Interstate 64. The community also sits close to Route 460, which links to surrounding communities. Cloverdale residents are close to the Roanoke-Blacksburg Regional Airport, 6 miles west.
