City amenities all around Mauldin
Located at the heart of the city of Clovis, Mauldin is a residential neighborhood surrounded by many city perks. Parks are within easy reach, local businesses run aplenty, and one is never too far from the goings-on around town. Living in Mauldin is living in the seat of the town. "It’s an older part of Clovis and close to downtown, which is going through some regrowth," says Katharine Fly, a nearby resident qualifying broker for Sagebrush Real Estate. "Everything is pretty much a mile away from everything else."

Moderate sized lots, garage space and a stable housing market
Mauldin home prices go for anywhere between $60,000 and $244,000, and they typically remain on the market for 52 days. Ringed by narrow sidewalks and private driveways, many sit on moderately sized lots and include bungalows and Craftsman and ranch-style homes with elements like shingled roofing and brick exteriors. Some houses also have attached garages suitable for one or two cars. According to Fly, the stable housing market is a draw for homebuyers and she cites the nearby Cannon Air Force Base as an important factor in this, "Clovis experienced a lot of appreciation because people move in and out every three years. That's significantly more turnover than other non-military communities. It’s good for investors and selling, because they know that every three years, there's turnover. People invest in Clovis because it’s more solid than the larger cities that fluctuate.”

Mobility around Mauldin
Driving is the main way to get around. Mauldin is set up in a grid pattern with roads mainly running north and south. Commerce Way cuts directly through the middle for traveling east and west. Clovis Regional Airport is less than 10 miles east via E 21st Street, and the nearest hospital is Plains Regional Medical Center on the west side of town.
Fire stations and possible traffic
Clovis Fire Department Station is at the northern end of the neighborhood, and there's another one right outside the west end, so passing sirens may be heard. Cannon Air Force Base is a significant employer nearby, which may affect traffic during commuting hours. Because of its location by a small channel near Greene Acres Lake, Mauldin is also vulnerable to floods. It is considered part of a "Hundred Year Zone," meaning a flood could potentially occur once in a century. While the drainage infrastructure in the overall area has improved over a 20-year period, many lenders require some homeowners to purchase flood insurance.
