With views of the snowcapped Olympic Mountains and glistening Lake Washington, Clyde Hill’s natural beauty and tranquility are what initially draw residents in, and they stay for the sprawling estates and nearby amenities. “What attracts a lot of the new buyers is being in an upscale community that’s private and close proximity to schools, downtown Bellevue and the country club,” says Adriano Tori, Founder & Broker of RexMont Real Estate. “And one of the advantages of owning a property here is the land, and the lot sizes are large.” The feel of a lush oasis retreat, the beautifully landscaped homes and elegant architecture dazzle in this quiet neighborhood. Most homes were built in the 1970s, but there are some newly constructed within the last few years. And as the wealthiest town in Washington, homes here are the epitome of luxury. Clyde Hill homes range from $2 million to $8.5 million, but a few go for as much as $11 million. The neighborhood offers sweeping Northwest Contemporary estates, Mid-Century modern houses, lakefront homes and some Beaux-Arts and elegant villas mixed in. Moat homes boast crème de la crème features like massive pools, five-car garages, lush gardens and expansive outdoor entertainment areas with built-in BBQs. “You have areas that have unobstructed views of Lake Washington and the sound on the Northwestern part,” Tori says. “Hedges surround a lot of higher-end homes, and they tend to be 10 feet or higher, so you have ultimate privacy.” Newer homes boast over 20,000 square feet of space, but some lots can span up to 42,000 square feet. Towering pines blanket the neighborhood for ultimate serenity and privacy. However, downtown Bellevue is just two miles away, and Clyde Hill is conveniently near the 520 Floating Bridge, making for an easy, quick commute to Seattle.

Local students attend Clyde Hill Elementary, Chinook Middle School and Bellevue High School. Niche ranked Clyde Hill as the No. 66 best elementary school in the state. The school offers afterschool programs at the Boys and Girls Clubs of Bellevue and participates in the “Right At School” extracurricular program for students. Rated by Niche as the No. 7 best high school in the state, Bellevue boasts over 20 championship-winning varsity teams and offers aerospace and marine biology clubs.

The beautiful Clyde Beach Park is a neighborhood favorite. Enjoy an afternoon picnic, stroll along the dock, take a dip or paddle around. Toffee Lookout, another neighborhood gem, offers a small overlook with a winding staircase that leads to stunning Downtown Seattle views, soaring evergreens and is the perfect spot to watch the sunset. Just over the boundaries about a mile away, sits the Overlake Golf & Country Club. This 132-acre private club is a vast 18-hole course surrounded by Douglas firs and offers a six-lane pool, fine dining and clubhouse. “It's very popular with residents, and a large portion of residents in Clyde Hill have a membership,” Tori says. “That’s the go-to place to socialize.”

If you’re in the mood for quick neighborhood eats, head to Queen Bee Café for coffee, homemade pastries and their signature “crumpwiches.” Head to nearby Bellevue, just two miles away, for shopping, groceries and dining. Enjoy steakhouse classics and majestic views of the Olympic Mountains at Daniel’s Broiler. Ascend creates works of art with their food, serving up creative steak and sushi fare. At Bellevue Square you can shop over 200 retailers, and while you’re downtown, bowl at Lucky Stike or catch a movie. “As far as entertainment, you will see the most in Lincoln Square,” he says. “It’s right across Bellevue Square, which is where the movie theater is, upscale stores and fine dining.”

To engage residents, Clyde Hill puts on regular community celebrations, movie nights, and an annual “Parade of Pumpkins.”
