Southern Plantation
Spacious Traditional brick homes
Traditional brick homes file along sidewalk-lined streets throughout Shenandoah. Many roads end in cul-de-sacs, giving residents some additional peace and quiet. “It’s a neighborhood that a lot of people buy their first house in,” says Raylene Lewis, a real estate agent with Century 21 Integra who has over 20 years of real estate experience. “Investors also like it because the homes have a great history of appreciation.” Lewis continues to say that homes can cost anywhere between $300,000 and $400,000, and there’s a blend of rental properties and homes for sale. “I’d say there are more owners in there than rental properties,” says Linda Vorenkamp, a realtor with Beyond Real Estate who has lived in the Bryan/College Station area for over 32 years.Disc golfing at Southern Oaks Park
Green spaces are abundant in Shenandoah. “The developer for the neighborhood was Ed Froehling, and he literally took a whole block and made it a park for kids, with walking trails and everything,” Lewis says. Southern Oaks Park, which was initially called Shenandoah Park, boasts several amenities for folks looking to spend the day outdoors. The 9-hole disc golf course provides a challenge for players of all skill levels. The park also has a forested trail that’s popular with dog walkers. Reatta Meadows Park has a playground that kids can spend hours on and a covered bench to enjoy lunch after a day of play.College Station schools receive high Niche grades
Shenandoah’s kids will head to class at Spring Creek Elementary School, which received an A grade from Niche. Fifth and sixth graders head to Cypress Grove Intermediate School, which received an A-minus Niche grade, followed by A-rated College Station Middle School. College Station High School, home of the Cougars, boasts an A-plus Niche grade, offering over 75 clubs and organizations. The Cougars had 3 National Merit Finalists in the 2022-2023 school year and a 78% AP Exam pass rate.Southern comfort foods at Marfa Texas Kitchen
“The neighborhood is very close to the Tower Point H-E-B, which is becoming an up-and-coming hub for shopping,” Lewis says. The Tower Point area, just off William D. Fitch Parkway, is lined with retail stores, restaurants, and grocery stores like Spice World Market. Marfa Texas Kitchen is a hidden gem in southern College Station, serving southern comfort foods like Texas caviar and chicken fried steak. Gringo’s, located along Texas 6 Frontage Road, is the go-to place for Mexican fare. Saltgrass serves various cuts of steaks, including Wagyu strip and porterhouse, as well as several barbecue options.State Highway 6 allows easy travel around Aggieland
Southern Plantation Drive, the main thoroughfare for the Shenandoah subdivision, leads straight to Texas 6 Frontage Road, which is used to travel throughout the Bryan/College Station area. Proximity to State Highway 6 means nothing’s too far away in either sister city, whether it’s Baylor Scott & White Medical Center, set just 2 miles away, or Texas A&M, which is 7 miles out.
