"Most people like it because the houses are not on top of each other, and they could custom build when it was being developed. So, it's not a cookie-cutter house," Staggs says. Homes in Williams Creek are almost all custom-built, so no two homes look alike. Homes stretch out on rural roads, with mature trees lining the streets and a forest-like setting in the backdrop. House prices vary depending on lot size and square footage. Most homes on an acre cost between $650,000 and $850,000, but homes on multi-acre lots can cost over a million dollars.

Nature walks at Lick Creek Park
In addition to the natural landscape surrounding Williams Creek, the neighborhood is just minutes from one of the largest parks and nature preserves in Lick Creek Park. The expansive 523-acre park has miles of multi-use trails, including equestrian trails. While trekking through the trails, it's pretty common to see wildlife, and the park is also a popular birdwatching spot. Visitors can look at the many native plants from the area at the Gary Halter Nature Center on park grounds, which also has a monarch butterfly garden. Though Williams Creek is on the outskirts of College Station, it's still part of the College Station Independent School District. Students might start at Pebble Creek Elementary School, followed by Oakwood Intermediate School for fifth and sixth grade. "The location is great because you're pretty much 5 minutes from anywhere in College Station," Staggs says. State Highway 6, less than a mile from Williams Creek, is one of the main arteries to travel along College Station and its sister city, Bryan. Most residents in Williams Creek, and College Station in general, drive to get around since there is little to no public transportation nearby. Baylor Scott and White Medical Center, which has 142 beds and offers various care services, is 4 miles away. The central parts of College Station, including Texas A&M University, are about 10 miles away and are accessible from several local roads, including Texas Avenue.

Williams Creek exits into the William Fitch Parkway, one of the main thoroughfares in southern College Station. This thoroughfare has several shopping centers, including the Tower Point shopping center, which has chain restaurants, H-E-B, and retail options.
