If homebuyers are looking for a neighborly community, they can find it in Colonia, says Daniel D'Arcy, a broker-associate with Re/Max 1st Advantage and a Colonia resident. It's common for those who grew up in Colonia to move back. "Many of the houses are still owned by the original owners through their children," D'Arcy says. D'Arcy's brother, for example, now owns the house they grew up in. "That says something about the town," D'Arcy says.
Colonia is mostly residential, so locals will most likely have to leave the community for work. In greater Middlesex County, the top industries include healthcare, food service and manufacturing. Colonia is also just 20 miles south of Newark and about 30 miles south of Manhattan.

Competitively priced homes often receive multiple offers
Ranch-style homes and Cape Cods were built primarily in the mid- to late-1950s, but Colonia also has newer millennium mansions. "If you put anything on the market today and price it right, you are getting multiple offers in the first week, and with those offers, you're getting over asking price," D'Arcy says. Single-family homes sell for a median of $610,000, which is higher than the state and national median.

Commuting via train, Garden State Parkway
The Metropark train station, just south of Colonia, has daily service to Penn Station, arriving in about an hour. Commuters can take the Garden State Parkway, which runs through the community, to get to Newark and the Jersey Shore. Robert Wood Johnson University Hospital is less than 5 miles north and Newark Liberty International Airport is 10 miles north.
School choice in a highly rated district
Local children can attend the Woodbridge Township School District, which gets a B-plus from Niche. The district has 17 elementary, five middle and three high schools. Saint John Vianney School, a private Catholic institution for pre-kindergarten through eighth grade, is also in the community.
