A suburb in the Appalachian foothills
On the far-south side of Kingsport, among the Appalachian foothills, Colonial Heights is often considered the epitome of suburban living by those who live there. “I had a quintessentially American life in Colonial Heights,” says Graham Witherspoon, a real estate agent with True North Real Estate Advisors, who grew up in the neighborhood. “There were tons of kids my age, and we all played outside and went to school together.” The highly rated public schools are a significant draw to the community. Witherspoon, who attends one of the many churches in Colonial Heights, adds that the Southern culture is what makes it a special place to live. “My pastor owns a brewery downtown,” says Witherspoon. “That tells you everything you need to know.” While the neighborhood has its own stores, restaurants and a state park full of adventures, it’s also a short drive to downtown Kingsport and 20 miles to both Johnson City and Bristol, the three making up what’s known as the Tri-Cities region.

Shops and restaurants on Fort Henry Drive
Shoppers can find most of their needs on Fort Henry Drive, the neighborhood’s main road. “I can go a mile or less to three different grocery stores,” says Sara Nowell, a communications specialist for the city of Kingsport, who has lived in Colonial Heights since 2019. “There are like five different pharmacies within that mile radius. So, it’s not like you have to go into town to go shopping.” The grocery stores include Ingles, Food City and Walmart. There are also some small businesses, such as Colonial Heights Hardware, in business since 1976, and Heavenly Stitches, a quilt shop. A mix of national-chain restaurants and local spots can also be found on Fort Henry Drive. Pal’s, a Kingsport chain known for speedy drive-thru, serving burgers, chili dogs and their own Frenchie Fries, attracts a local following. “It’s funny – you’ll see people who move away for college or something and they are itching to get back to Kingsport so they can get Pal’s,” Nowell says. Diners can also enjoy a sit-down meal at Raffaele’s for Italian food and Fisherman’s Dock for catfish and hush puppies.
The best elementary, middle and high school in the region
Public school students are zoned for Niche's best schools in the Tri-Cities region at all three levels. John Adams Elementary, Ross N. Robinson Middle and Dobyns-Bennett High all receive A grades from Niche. Dobyns-Bennett, referred locally as D-B, is a Tennessee sports powerhouse. The Indians' baseball and boys' basketball teams are among the winningest in the nation, and the school's football program is among the state's leaders. On high school football nights in Kingsport, the stadium’s double-decker grandstands are full of fans. D-B also has several programs that excel on a global level. The school's indoor color guard and Future Business Leaders of America teams won world championship in 2023 and the robotics team made it to the world championship from 2021 to 2023.
Boundless fun at Warriors' Path State Park
Colonial Heights is home to Warriors’ Path State Park. “It’s one of the best parks in the Tri-Cities,” says Jacqueline Lowe, a broker at Coldwell Banker Security Real Estate. “When I lived in Jonesboro, I would drive my kids 25 minutes just to go to that park.” Children of all abilities enjoy playing at Darrell’s Dream Boundless Playground, the first of its kind in a state park. A Narnia path loops around the large jungle gym with statues and signs in English and braille that tell C.S. Lewis’ famous tale of the Lion, the Witch and the Wardrobe. It runs along a trickling stream that leads to a sensory garden with herbs to touch, smell and taste and a wheelchair-accessible treehouse. The state park is also a paradise for nature enthusiasts, featuring 25 miles of National Recreational Trails. “The park is named after the Great Cherokee War and Trading Path,” says Marty Silver, the state park ranger. “So, you’re walking in the footsteps of those that came before us, while we’re thinking about those coming after us. That’s kind of the overall theme of what the park is all about.” Other popular features of the park include two 18-hole disc golf courses, a traditional golf course and a marina in the Holston River’s Patrick Henry Reservoir with kayak, paddleboard and pedal boat rentals.

Single-family homes on hilly terrain
Colonial Heights is made up of predominantly single-family homes from the mid- to late 1900s. Ranch-style and bi-level homes are among the most common, along with some larger Colonial Revivals. Some are built on slightly elevated yards, while others are on steep hillsides. “Even if you’re not in the mountains, you can usually see them,” says Nowell. “For example, you can see a huge hill from my backyard with a bunch of cows.” These houses range anywhere from to 1,000 to 4,000 square feet, typically selling for around $200,000 to $500,000. There are also some newer developments with Craftsman-style houses built between 2000 and 2024. These more modern homes can be anywhere from 1,400 to 4,600 square feet, with prices ranging from $275,000 to $785,000. The neighborhood also has a few three- to-four-bedroom townhouses built in 2023 that sell for around $230,000 to $250,000 and two-bedroom condos ranging from $170,000 to $220,000.

Two interstates provide access to the Tri-Cities
Interstate 81 runs along the east side of Colonial Heights, intersecting with Fort Henry Drive and Interstate 26, both of which can be taken 7 miles north to downtown Kingsport. Drivers can also take Fort Henry or I-26 20 miles south to Johnson City and I-81 runs about 20 miles northeast to Bristol. Tri-Cities Airport is about 8 miles east with flights to Atlanta, Charlotte and Dallas.
