Prices for these can range between $90,000 and nearly $430,000, with larger lots further west costing more. “This is for people who want to build a custom home and be close to the mountains,” Pitrone says. “There’s also a lot of re-sale options, and the HOA doesn’t enforce a lot of architectural control with homebuilders.”Late 20th-century new traditional and modern homes with red cement tile roofs and stucco exteriors are found near the eastern border of Cedar Heights. These one- to two-story properties sit on up to half-acre lots and feature wooden balconies and solar panels on their roofs. Prices for these properties typically range close between $775,000 and $900,000. Further west, a culmination of three to five-bedroom early 21st-century log cabin-like homes and 2010s through 2020s-built contemporary mansions with slanted roofs and stone details sit at a higher elevation on larger lots. These houses often have sunrooms and open outdoor patios with clear views of the impressive Front Range mountains. Prices range from $985,000 and close to $1.7 million. Homeowners in all parts of the neighborhood can expect to pay between $300 and $400 in monthly HOA fees, which cover community security, ground maintenance and even snow removal.
Exploring at Cave of the Winds and hiking trails in Garden of the Gods
Within the community, locals can check out Cave of the Winds Mountain Park, a sizeable outdoor attraction with a climbing wall, a rope and obstacle course and the 1200 foot-long Frontier Zip Lines, where visitors hike through mountain terrain and glide back down past the mature spruce and ponderosa pine trees. Folks can also trek through million-year-old underground caverns on one of three cave tours or climb limestone cliffs using the site’s Via Ferrata track cable system. The historic Manitou Cliff Dwellings—preserved ancestral Puebloan ruins from over 800 years ago—are located near the area’s southern border. Visitors can browse through two museums showcasing tools, pottery and weapons left behind by the Pueblo Native American descendants from the area. The iconic, pine-tree-filled Garden of the Gods butts up to the eastern border of the neighborhood. It has over 20 miles of paved and unpaved hiking trails, horseback riding paths and opportunities to rock climb on the jagged, sandstone rock formations. Manitou Springs School District 14 serves the Cedar Heights area and accepts School Choice Enrollment applications at various times of the year. Children can begin at Manitou Springs Elementary and move forward to Manitou Springs Middle, which both score a B-plus from Niche. Manitou Springs High also earns a B-plus and offers a variety of student organizations like Forensics, where kids study debate, and Environmental Club, where students volunteer in improvement projects to help the community. Folks in Cedar Heights can make their way south to Manitou Springs for several annual events. In October, the community gathers near Red Mountain for the Emma Crawford Coffin Races. A heavy rainfall took her coffin down Red Mountain, and today, folks dress in skeleton costumes and race each other in their own coffin-designed carts while crowds cheer along Manitou Avenue. On Memorial Day, residents head to Old Colorado City, a few miles southeast, for Territory Days, where people enjoy live music, buy snacks from food vendors and participate in activities like gold panning and gunfight re-enactments to replicate the Wild West days when the city was founded.Commuting on U.S. Route 24
U.S. 24 runs along the southern border of Cedar Heights, giving connections to Downtown Colorado Springs 9 miles east or other nearby cities like Woodland Park. The area doesn’t get much traffic, and people mainly drive to get from one place to another. Mountain Metro Transit buses stop near U.S. 24, closer to Manitou Springs. Residents can hop on U.S. Route 24 to reach local shops and restaurants outside the area. Safeway is about 4 miles east, and the Old Colorado City community houses several small businesses further east. Eclectic CO sells handmade jewelry and pottery items, and Oddball Store Music and More has a random assortment of vinyl records, superhero décor and baseball memorabilia. Shoppers can also find other small boutiques, art galleries and other locally owned businesses at Old Town Plaza’s L-shaped brick building. For lunch, folks can head over to Amanda’s Fonda for fresh Mexican cuisine and specialty margaritas. Adam’s Mountain Café is a few miles south of the neighborhood near Manitou Springs and serves up vegan and vegetarian plates with sauces and dressings made in-house. Close by, Mo’s Diner and Lounge whips up classic breakfast plates in a Route 66-inspired dining space with checkered floors and red booths.Prepping for fire and snow in Cedar Heights
Because of its mountainous location, homes in Cedar Heights may be more at risk of wildfire destruction. The neighborhood survived the devastating Waldo Canyon fire in the summer of 2012, which took out thousands of acres of forestland and hundreds of homes in adjacent neighborhoods like Mountain Shadows. This was done through a planned community fire mitigation program funded by the Colorado Springs Fire Department, where neighbors were encouraged to remove dead trees and create defensible spaces in their yards. The department still recommends homeowners follow these tactics, clearing debris from gutters, and keeping firewood piles far away from the home, preferably uphill. The area does experience some heavy snowfall in the winter, but the warm, dry Chinook winds, which move downslope, heat the atmosphere, quickly melting any snow. If temperatures stay low, the city advises homeowners to keep a drip in their faucets and have rock salt ready to de-thaw icy driveways.
