As its name suggests, the neighborhood sits in a valley and boasts panoramic mountain views from nearly every corner. While residents in Pleasant Valley are truly immersed in nature, they’re also just five miles from the city center of Downtown Colorado Springs and enjoy easy access to major thoroughfares like Highway 24.

Garden of the Gods Park spans 100 acres

Residents are minutes from the Garden of the Gods, a public park known for its massive sandstone rock formations spanning over 100 acres of land. “It’s pretty quiet here and there’s tons of wildlife and nature, which is a big draw for people,” says Schinkel. The park offers rock climbing, guided horseback riding and over 20 miles of hiking trails weaving through the mountains and the forests of Pikes Peak. Residents also frequent Westmoor Park, which sits in the heart of the community and has a baseball field, basketball court, tennis court, and playground for kids to explore. In the northeastern corner of the neighborhood, the community gathers at the Valley Swim Club, a local swimming pool offering sand volleyball, swim teams and swimming lessons for kids.

Midcentury homes line the streets

Most homes in Pleasant Valley were built in the mid-1900s, with four-bedroom ranch-style homes featuring stucco or brick exteriors, modest lots and xeriscape landscaping for $465,000 to $500,000. Closer to the Garden of the Gods, homes sit on larger lots with up to two acres of land and homebuyers can find select custom-built homes with vaulted ceilings and multilevel porches starting at around $1.1 million. New construction is less common, but contemporary two-bedroom townhomes built in the early 2020s can be found in the southwestern corner of the neighborhood, with prices ranging from $750,000 to $850,000.

Shopping and dining along Manitou Avenue

Residents enjoy easy access to markets, shops and restaurants along Manitou Avenue, which runs along the southern portion of the neighborhood. Local favorites along this street include Adam’s Mountain Café, a rustic eatery known for its comfort foods and house-brewed coffee, and Lulu’s Downstairs, a small venue hosting live music and comedy shows. For groceries, the nearby Safeway is only a mile away and is one of several grocery stores serving the area.

Coronado High boasts an award-winning music program

Children attend Colorado Springs School District No. 11, which earned a B from Niche. Younger kids start at Howbert Elementary School, which earned a B-minus from Niche, before moving on to Holmes Middle School, which earned a B from Niche. Teens attend Coronado High School, which earned a B-plus and is known for its award-winning music and robotics programs. Route 24 runs through the neighborhood

U.S. Route 24 runs horizontally through the southern portion of the neighborhood, making it easy for residents to drive 5 miles east to the city center of Downtown Colorado Springs. Locals can also hop on Route 3 of the Mountain Metropolitan Transit, which stops on Manitou Avenue and travels downtown.
