Northern Colorado Springs community filled with things to do
Set along Interstate 25 near the U.S. Air Force Academy, Middle Creek is a well-maintained northern suburb of Colorado Springs. “I’d call it a vibrant area. You’re living in a place you could almost vacation in,” says Alan Arata, Realtor for Keller Williams Clients’ Choice Realty and native of Colorado Springs. Drivers will see snapshots of the green, hilly southern Rocky Mountains in the west, and rows of stone-studded two-story homes as they head north on Voyager Parkway. Outdoor spots like Mary Kyer Park are within walking distance of several homes, and locals are a short drive from summer concerts at the brand new Ford Amphitheater and private golf time at the Flying Horse Resort and Club. Arata says the “proximity, newness of it and nice lawns” are some of the other major draws of the area for homebuyers. “The people that live there are friendly and take care of their places,” he says.

Pedestrian-friendly streets next to brick homes
Residential streets in Middle Creek are wide and curve into small sidewalk-lined cul-de-sacs. Single-family homes include early 21st-century new traditional properties with brick exteriors and modern Craftsman homes built in the 2010s. Houses sit in enclosed subdivisions like Middle Creek Manor and Stonewater, with fenced-in yards and two-story wooden decks. Prices can range between $530,000 and $750,000, and residents will pay upwards of $63 in monthly HOA fees. Early 2000s-built Craftsman and new traditional homes on quarter-acre lots are dispersed throughout the northeast corner of the community. These properties have spacious front porches, back decks with verandas and intricate stone gardens with desert plants. Some homes in subdivisions like Stone Crossing are close to community gardens, playgrounds and trails. Stone Crossing’s HOA hosts its own small musical concerts at the small Stone Crossing Amphitheater, which faces a man-made pond. Prices range from about $800,000 to almost $1 million, with up to $120 in monthly HOA fees.

Noise from Ford Amphitheater and wildfire risks
Being near Ford Amphitheater has its pros and cons. The venue has been the subject of noise complaints; since August of 2024, city officials and owners of the amphitheater have worked together to make plans to mitigate the noise. The Air Force Academy and Davis Airfield are nearby, but Arata says loud engine noise is only an issue a few times a year during various trainings. Homes in Middle Creek are also at risk of wildfire destruction, especially those closer to the northern border. The Colorado Springs Fire Department recommends creating a 15-foot distance between homes and any flammable lawn vegetation.
