Between Interstate 25 and Colorado Springs Airport
In October 2024, residents met with city leaders to discuss the Southeast Strong Community Plan. Together, they brainstormed future improvements for the area, ranging from economic development to better transportation. Southborough is somewhat bikeable and walkable, but most people get around by car, and noise levels tend to be higher along the main roads. Milton E. Proby Parkway forms the southern border of the neighborhood; open green space and mountain views surround drivers as they travel down the roadway. It connects drivers to Interstate 25, which leads about 7 miles to downtown Colorado Springs. Powers Boulevard forms the east side of the neighborhood; it extends past the airport toward Peterson Space Force Base. Buses stop throughout Southborough, taking passengers to the airport, Hancock Plaza and Citadel Mall. UCHealth Memorial Hospital Central is just 6 miles away.Shopping and dining at Hancock Plaza
Several shopping centers are located in and around Southborough. The nearest Walmart Supercenter sits directly across the street, and the Citadel Mall has dozens of stores and restaurants 5 miles north. Several big box retailers line the Powers Corridor, plus a Cinemark movie theater and grocery stores like Costco and Trader Joe’s. Hancock Plaza sits within the neighborhood, where locals can grab groceries at King Soopers, check out secondhand clothes at Arc Thrift Store and pick up household tools at Ace Hardware. When dining out, residents can try Omelets Etc., a locally-owned brunch spot, or Legends Brews & Cues, a bar with pool tables and live music. The neighborhood also has a handful of Mexican eateries, like Las Tortugas, and chain restaurants like Domino’s Pizza.Community center activities and a variety of parks
Of Southborough’s many parks, Deerfield Park is especially popular during summertime. Here, kids can cool off at the splash pad and play with the giant, rainbow-shaped sprinkler and buckets that fill with water until they tip over. Covered picnic tables provide shady spots to eat lunch after playing on the park’s athletic courts or the playground. Within the park, families can take advantage of the Deerfield Hills Community Center. Here, kids attend before and after-school programs, outdoor movie showings in the summer and grow vegetables in community garden plots. On the other side of South Powers Boulevard, Sky View Sports Complex has six artificial turf fields for baseball and softball, two of which accommodate players in wheelchairs.Ramblers, townhouses and manufactured homes
Wide neighborhood streets are lined with narrow sidewalks. Ramblers and split levels date back to the 1980s and have been updated throughout the years. These homes sit on spacious lots with mature trees and fenced-in backyards, whereas New Traditionals built in the 2000s sit closer together on clear land. Prices generally range from $300,000 to the high $400,000s. However, a few homes fall in the mid $200,000s and exceed $500,000. “There are some older homes and infill lots; generally prices are cheaper in the southeast area,” says Scott Coddington, Colorado Springs native and broker/owner of Pulse Real Estate Group. Townhouses cost between $180,000 and $370,000, depending on age and size. Multifamily homes range from about $620,000 to $760,000. Manufactured homes cost between $75,000 and $130,000.Harrison School District 2 schools offer flexibility
Students can attend Giberson Elementary and Panorama Middle, both rated C on Niche, and Sierra High School, rated C-plus. The YMCA sits beside the high school. Sierra High School offers night school four days a week for students who require flexibility to complete their high school education. This alternative option, where school is held from 4 p.m. until 7 p.m., is also available to students who live outside Harrison School District 2.A show at Sunshine Studios Live or Ford Amphitheater
Sunshine Studios Live is a popular venue for watching live bands play and enjoying a drink at the bar a mile south of Southborough. About 25 miles north of the neighborhood, “The new 8,000-person amphitheater brings more major comedians and acts to Colorado Springs. People can watch the sunset over the venue,” says Jason Daniels, owner of Finch & Gable Real Estate and Colorado Springs native. Formerly called Sunset Amphitheater, it’s now named Ford Amphitheater after its sponsor.
