Millennium-era homes with convenient recreation and shopping in North Colorado Springs
Wagon Trails is a residential neighborhood in northern Colorado Springs with freshly paved winding roads, well-maintained green lawns and distant views of mountain peaks. Located 12 miles from the Air Force Academy, it’s a quiet suburban neighborhood in a city popular with service members. “Many homes in the central northern part of Colorado Springs were built around the millennium,” says Melanie Weseman, broker at Citadel Realty LLC with more than two decades of experience. “They’re not going to have the most modern features, but they’re in good condition and a neighborhood with well-liked schools.” Car dealerships, restaurants and recreational areas sit outside the neighborhood’s winding and enclosed residential streets, and in the heart of Wagon Trails is a community center with an outdoor swimming pool. The neighborhood is 13 miles northeast of downtown Colorado Springs and 67 miles south of Denver. Colorado Springs is an alternative to Denver in several ways: “It’s an emerging market, especially for military and government contractor companies,” says Jason Daniels, owner of Finch & Gable Real Estate and Colorado Springs native. “It’s slower-paced compared to Denver.”

New Traditionals, ranch-style homes and townhouses
Sidewalks and crosswalks make Wagon Trails pedestrian-friendly. Some New Traditional and ranch-style homes sit right next to each other; developers built them quickly to meet a furious housing demand at the turn of the 21st century. Yard sizes vary; homes that take up most of their lot space tend to cost less, whereas those with deeper, fenced-in yards will be more expensive. Single-family homes were built during the 1990s and early 2000s and include up to five bedrooms and three bathrooms. Prices range from about $400,000 to $665,000, depending on square footage and lot size. Townhouses fall between $330,000 and $460,000.

The park, located about a mile west of the neighborhood, can get packed on the weekends with baseball and soccer games. Families set up camping chairs, pack coolers and bring their dogs. The park also has a disc golf course, an outdoor hockey rink for inline skaters and hiking trails; some of the wooded pathways run alongside Cottonwood Creek.
