A mixed-use community 3 miles from the city center
With just under 200 homes, White Gate is defined by its size and proximity to downtown Columbia. While primarily residential, this small community also features a few eateries, the United Community Cathedral and industrial facilities. However, according to local Realtor Matthew McAdams with Hearth and Home Realty, the main draw for people here is the low-price tags. In White Gate, homes sell for much lower than other areas in the city, averaging in the mid $100,000s. Nearby green spaces and easy access to the University of Missouri also add to this neighborhood's appeal. McAdams points to the community’s culture as another perk. “We’re oriented to helping our neighbors — a lot of Columbia is like that,” he says. “I remember when we moved to Columbia, the people across the street came out — all five of them with their little kids — and helped us move. We’ve been friends with them ever since.”

Midcentury homes
Most of White Gate’s homes are on the south side. These properties typically sit on quarter-acre lots, flanking tree-lined streets where people often park their cars. Most were built in the ‘60s, reflecting ranch-style, split-level or bi-level designs, complete with attached garages. Some of these properties have been recently remodeled, but many have kept their original facades and interiors. Depending on the property’s size and condition, prices can range from $150,000 to just upwards of $200,000. The median price is around $170,000, significantly lower than the city’s median price of around $305,000. For those looking to rent, many residents also live in the area's apartments. Buyers should be aware that some homes in White Gate receive higher-than-average Flood Factor Scores because of their proximity to Hinkson Creek.

Big Daddy’s BBQ, The Broadway Diner and more
While White Gate is home to a few chains, local eateries are not far away. Just south of the community, Big Daddy's BBQ features soul food classics, including brisket with sides like coleslaw and baked beans. Red and white checkered drip-paper lines trays, and patio seating and a homemade ketchup-based signature sauce give this restaurant a classic cook-out feel. For other options, McAdams recommends heading into downtown, also called The District, for a wider selection of culinary flavors. "The Broadway Diner makes this thing called 'The Stretch,' which is two or three eggs with all this cheese and chili." He points to The Heidelberg, known as 'The Berg,' as the go-to spot for nights out. It's been serving American food and drinks for over 60 years. Nearby, Acola Coffee Company is a popular spot for cafe fare. For groceries, Gerbes is less than a mile from the community, while Aldi is about 2 miles away.
