Vicki Ducanois, a Broker with Cristal VIP Realty who has sold multiple homes in the area, says, "Many houses in the area are being used as investment properties." A 1965 3-bedroom split-level can go for $150,000, while a new 3-bedroom ranch-style property can go for $300,000. Residents often park on their driveways or streets, as many properties do not have garages. Front yards are small, and houses sit close together. Decorative trees grow scattered along narrow sidewalks. Ducanois says, "Most homes don't have HOAs," which appeals to some residents.

Shakes, seafood and pub food

Locals can grab groceries at a Food Lion grocery store or a Dollar General, and those craving barbeque classics can head to Cook Out to enjoy items like hushpuppies and burgers. Dessert lovers can pick from over 30 flavors of shakes. On nights out, locals can enjoy happy hour and seafood at the Two Notch Restaurant Neighborhood Grill, where they can also have fun listening to live music and singing at karaoke nights. The Publick House is another favorite among residents. Parks: Double Dutch, walking trails and new playgrounds

Residents wanting to spend some time outdoors can head to one of the many parks in the area. Martin Luther King Jr. Park has walking trails that wind through dense vegetation and over a small creek. The park's community center houses the Double Dutch Forces, a youth outreach program centered around the jump rope game double Dutch. Pinehurst Park is another nearby option. Visitors can head on a short walk through tall pine trees or explore the park's garden. They can also challenge their friends to a basketball game on an indoor court. Kids enjoy T.S. Martin Park's recently updated playground, complete with a basketball tree and a climbing area.

Richland One School District

Students can enroll in the Richland One School District, including Carver-Lyon Elementary, W.A. Perry Middle and C.A. Johnson High. All three schools were rated a C-minus or higher from Niche. The school district boasts a student-teacher ratio of 12-to-11 and is ranked 22 out of 75 school districts for athletes in South Carolina. All three schools offer gifted programs, and the high school also offers AP classes.

Central location near USC, the State House and downtown

While public transportation is available, most destinations require at least one transfer, so East Central City is a primarily car-dependent area. East Central City is located right on the edge of the city center, making major employers of the greater Columbia area, like the University of South Carolina and the South Carolina State House, just a short drive away. The MUSC Health Columbia Medical Center Downtown is in the neighborhood, and the Prisma Health Baptist Hospital is less than two miles away. The Columbia Metropolitan Airport is just over 9 miles away via South Carolina 602, and Charleston is 115 miles away via Interstate 26.
