Eau Claire’s roots date back to the late 1890s, when the founding of a railroad company encouraged Columbians to move to this suburb on the north side of the city. Though the railroad industry in the area dried up, Eau Claire has remained as one of the more established communities in northern Columbia. The community borders Interstate 20 and about 3 miles from the heart of Columbia. Remodeled homes and a continued investment from the city in North Main Street has attracted people to this area. “The area is starting to see a revitalization,” says Mary Lane Sloan, local broker and co-owner of the Art of Real Estate. “Growth is definitely headed in that direction of Columbia.”

Midcentury homes and room for new construction
Eau Claire features a range of housing options from ranch-style homes to traditional brick houses. Most of Eau Claire is in a forested landscape, with towering trees and narrow rural roads. Most houses have long driveways leading to a garage or carport. Home prices are on par with neighboring communities like Denny Terrace, and typically range between $100,000 and $250,000. A rise in new development and remodeling of older homes have brought investor interest. “There’s potential to buy a property, hold onto it and make money down the road,” says Latoya Latimore, local Realtor with EXP Realty. Empty lots throughout Eau Claire have also started hitting the market, ripe for construction and custom new builds. Lots can start at $13,000 but can reach around $130,000 for multi-acre lots.

Angelo's Zesto has been a community staple for decades
Broad River Road, a few miles from Eau Claire, leads to several shopping centers, restaurants and grocery stores across the Broad River. Food Lion and Family Dollar are about 3 miles away. The Dutch Square Shopping Center is a little further down the road, with dozens of retail options and a BTM Cinemas movie theater. Closer to Eau Clare, there are several restaurants along Monticello Road. Angelo’s Zesto has been a community staple since 1958, serving classic American comfort foods and tasty shakes. Eau Claire is part of the Richland School District, and kids might start at Edward E. Taylor Elementary, which received a C-minus grade on Niche. C-rated Eau Claire High School offers a commercial driver’s license technology training program to help with the country’s shortage of truck drivers. Picnics and waterside activities along the Broad River
Eau Claire is less than 2 miles from the Broad River and all of the greenspaces along it. Riverfront Park North is home to the Palmetto Trail which spans over 10 miles around the downtown area. There are some fishing spots along the Columbia Canal as well. On the other side of the river is the Riverside Golf Center, a 9-hole course along the Broad River. Closer to home, Hyatt and Lorick parks are welcome spots for a day outside.

Eau Claire residents are about 3 miles from watching the Columbia Fireflies, a Low-A affiliate for the Kansas City Royals, play at Segra Park. Eau Claire is situated next to I-20 and provides residents with easy access to major highways and neighboring areas. The Comet bus, monitored by the Central Midlands Regional Transit Authority, has several stops around the community as well as Monticello Road. Main Street leads to Columbia’s downtown area, which is about 3 miles away. However, residents don’t have to head downtown for medical care with the Prisma Health Richland campus less than 2 miles away.
