Allen University and Benedict College are in the area
Historic Waverly is Columbia’s first residential suburb with many existing residences dating back to the late 19th and early 20th centuries. The area is also home to Allen University and Benedict College, two historically Black higher learning institutions founded in 1870. In addition to its rich history, newcomers are drawn to this academic enclave for its proximity to restaurants and entertainment in the downtown Five Points district and The University of South Carolina, a major city employer. “It’s a really walkable area. There are lots of sidewalks. You can walk to Five Points in 15 minutes,” says SaDarriel Brown, a Realtor with Better Homes and Gardens Real Estate Medley, who lives in the area. “There are all kinds of festivals and things in Five Points throughout the year. We have a big Saint Patrick’s Day celebration.”

Historic Waverly’s got curb appeal
Colonial Revivals, American Foursquares and Craftsman bungalows are common here. Most homes rest on compact lawns adorned with shrubbery. Narrow sidewalks line the streets, allowing for leisurely walks around the neighborhood. “The area has a lot of older houses that were used as rentals for many years,” says Mary Lane Sloan, broker and co-owner of Art of Real Estate, who has 17 years of experience. “Now people are buying them and fixing them up. A lot of transition is happening, with some homes even being knocked down and rebuilt.” Home prices range from $125,000 to $350,0000, which Sloan says “is much more affordable than a lot of neighborhoods near downtown.” Smaller two-bedroom cottages cost between $125,000 and $200,000, while larger three-to-five-bedroom homes run from $250,000 to $350,000.
