Hyatt Park
Ranch homes on wooded roads
One of the biggest draws for potential residents is Hyatt Park's affordable homes. Homes in the area tend to cost the same as those in neighboring Earlewood but higher than those in neighborhoods like Colonial Heights. Many of the homes in the area are being remodeled, which brings investor interest. Most of the neighborhood is forested, with towering mature trees surrounding midcentury ranch homes, bungalows and duplexes. Closer to North Main, remodeled midcentury homes sit on large lots alongside sidewalk-lined streets. Single-family homes typically cost between $110,000 and $270,000.Broad River recreation and neighborhood parks
"I'd say one of the biggest things about that area is how close it is to green spaces," says Renee Friar, a Realtor with Home Advantage Realty who specializes in relocating people into the Columbia area. Just minutes away, the Broad River has a variety of outdoor spaces, including Riverfront Park North, which spans over 167 acres with 2 miles of trails, scenic views and several fishing spots. Closer to home, the neighborhood's namesake park is right across from Eau Claire's town hall, which was named to the National Register of Historic Places. The park has a community center that hosts local events as well as green spaces for residents looking to spend the day outside. Earlewood Park, a little further south, is popular for its 18-hole disc golf course as well as an amphitheater that hosts events like the annual Black Pride Festival and Cornbread Festival.Soul food at Food Gallery and more options on North Main Street
Most of the area restaurants and shops are along North Main Street, which stretches to downtown Columbia, about 2 miles away. In addition to fast-food options, local staple Zesto is an over-the-counter spot serving everything from fried chicken to chili cheese hot dogs. Family Dollar, also on Main Street, has groceries and daily essentials, while locally owned Food Gallery sells a variety of flavorful soul food dishes in a cozy setting along River Drive, which traverses the Broad River. There are more retail options and eateries in the Dutch Square Center shopping mall, which has boutique shopping and a movie theater. The mall is also home to the Dutch Square Fair, which is jam-packed with rides, games and plenty of food.Catching a Fireflies game at Segra Park
Hyatt Park residents are less than 3 miles from Segra Park, home to the Columbia Fireflies, the low-A affiliate of the Kansas City Royals. In addition to baseball, Segra Park hosts year-round concerts and an annual Christmas lights display. This area, part of the Bull Street District, is one of the emerging regions in Columbia, featuring an array of new restaurants and businesses. "They built the baseball stadium, and now there are luxury townhomes, an REI, and Starbucks. Since that's happened, it's pushed more growth that way," Sloan says.Comet bus and proximity to downtown Columbia
North Main Street is one of the main routes to downtown Columbia, about 3 miles away. Though many residents drive to get around, Columbia's Comet bus has dozens of routes in Richland County, including several routes in and around the neighborhood. Residents can take local roads or Interstate 26 to reach Columbia Metropolitan Airport, about 10 miles away. Prisma Health Richland Hospital, one of the major employers in the area, is less than a mile from the neighborhood, offering a 24-hour trauma center and various care services.Richland District One schools within walking distance
In Richland County School District One, kids in the neighborhood might start at Edward E. Taylor Elementary School, rated C-minus by Niche, followed by Heyward Gibbes Middle School, also rated C-minus. A walkable school located right in the heart of the neighborhood, Gibbes Middle offers over a dozen clubs and sports, including Future Business Leaders of America, basketball and football. C-rated Eau Claire High School has been in the community since 1949, featuring a career counseling center to help students with the next steps after graduation. The school district also offers application-based magnet programs, offering specialized STEM, Montessori and language-immersion programs After high school, many students attend the University of South Carolina, a historic university founded over 200 years ago, just 3 miles from the neighborhood.
