Highly sought-after lakeside community
Columbia’s Lake Katherine neighborhood has evolved from a weekend cottage spot in the early 1900s to a highly desirable waterfront community featuring stately homes with price tags of half a million dollars or more. During the fall of 2015, historic flooding caused extensive damage across Columbia, including in Lake Katherine. Despite the setback, a number of homeowners took the opportunity to renovate their damaged homes, a move that further evolved the neighborhood’s look. “Lake Katherine used to be mostly 50s ranches, but when the flood came, it destroyed houses on certain streets. So people tore down and rebuilt,” says Mary Ellen Maloney, resident and Realtor with the Moore Company who also made renovations to her own home. Although not all homes in the neighborhoods are on the lake, there just over 80 waterfront homes, many of which have private docks for launching small boats. Residents are also close to a myriad of dining and shopping options, downtown Columbia and the Army’s Fort Jackson.
Revamped older homes
The work that occurred after the 2015 flood led to finished projects ranging from simply renovated ranch styles to new multi-story constructions. Lake Katherine is also where age often meets modernity. “You’ll see houses that look new, but they’ve been renovated,” Maloney says. The high demand for housing in Lake Katherine has led to a tight inventory, which has played a key role in the price points here. Maloney says prices for many homes, particularly on the side next to Interstate 77, can fall in or around $600,000 and go up from there. For example, a new two-story story, four-bedroom home with Craftsman features like multiple gabled roofs, dormer windows and a covered porch with wooden beams can go for $750,000. While a three-bedroom ranch-style with brick siding can go for nearly $567,000 .
