Peaceful, suburban living northeast of Columbia

Popular for its unique mix of city-side amenities and the natural quiet that comes from living in a more rural area, Pontiac-Elgin is a newly developed suburban neighborhood 20 miles northeast of Columbia. "It's not too far out from the city, but it still feels like country," says Billy Sinnett, Realtor with Stanley Martin and a long-time resident. "It's near Fort Jackson, a huge local US Army base, so that's a big draw. There are major highways, restaurants and stores, so the location itself is really convenient." Sinnett adds. The community has several new developments featuring large homes built in classical designs, with these modern properties settled into the near-rural atmosphere that Pontiac-Elgin possesses.

Newly developed subdivisions in Richland County

"Homes sell for almost $200,000 higher than those in the greater Columbia area," Sinnet explains. "And the price might be higher, but the homes are also significantly larger." Featuring brick construction and sitting on quarter to half-acre lots, most properties here were built after 2015. New construction continues to crop up at a fast pace, leading to ever-increasing home values. Prospective buyers can expect to find four to five-bedroom single-family homes built in traditional styles with brick and vinyl siding for around $350,000, while French and classically influenced five-bedroom homes can sell for around $550,000. Ornate estate homes in the area, often offering ornate landscaping, generous outdoor space and elegant architectural designs, can sell for upwards of a million dollars.

High marks for Richland County schools

Public schools are served by Richland School District No. 2, and children can start at Catawba Trail Elementary, which receives an overall B-plus on Niche but an A-plus for diversity. Students move on to Summit Parkway Middle, which gets a B-minus and maintains a small student-teacher ratio of 14:1. Older students can attend Spring Valley High, which received an A from Niche and is in the top ten for best public high schools in Columbia. It's home to the Discovery magnet program, which offers honors and AP curriculum for students pursuing concentrations in science and math. It receives exceptionally high marks for its long, diverse selection of athletics and clubs.

Proximity to Fort Jackson and downtown Columbia

Located just 18 miles from downtown Columbia and 15 miles from the Fort Jackson military base, Pontiac-Elgin is a car-dependent community, and residents who commute can expect a 20- to 40-minute drive to work via Interstate 77 South or Interstate 20 West. Thirty miles across town, Columbia Metropolitan Airport also connects residents to the wider area, offering non-stop flights across the central and eastern United States.

Shopping along Two Notch Road

Residents of Pontiac-Elgin can head along Two Notch Road and find a huge commercial area centered by The Village at Sandhill. It features big-box retailers like Sam's Club, a variety of casual restaurants and several grocery stores like The Fresh Market and Kroger. Major retailers and the Regal Sandhill Theater ensure that this area provides entertainment as well as essentials. Golfing, fishing and hiking around Pontiac-Elgin

Nearby Sesquicentennial State Park offers a 1,400-acre expanse of pine forest. Visitors have access to lakeside camping, kayak and canoe rentals and a boat ramp to access the 30-acre fishing lake. The paved two-mile Sandhills Trail runs through the woods and gives clear views of the lake. Local country clubs, such as the Woodcreek Club, have premium golf courses to play on.
