Rochelle Heights Victory Gardens is a small neighborhood with less than 300 properties. Mid-century homes line the streets here, and they are cheaper than in places closer to downtown Columbia, offering residents more affordable living while still being close to all the city’s amenities. Shopping and dining within the area are minimal, but the western section of the neighborhood is right on Two Notch Road. “Most of the businesses in the area are around Two Notch Road. It’s probably 80% commercial,” says Oscar Walker, a real estate agent with SC Real Estate Exchange who has sold multiple properties in the greater Columbia area. Locals here enjoy easy access to many of the area’s establishments, proximity to various parks like Trenholm Park and easy access to Forest Acres and downtown Columbia.

Mid-century ranch-style dwellings and bungalows line Rochelle Heights Victory Gardens’ narrow streets that don’t have sidewalks. Properties sit on average-sized lots, often bordered by wood or metal fences, and range in price from under $100,000 to just over $200,000, depending on their age, size and location. Moderately sized lots are also occasionally available. Many homes do not have garages, so residents park on the street or driveways. Tall, decorative trees grow scattered throughout residents’ front lawns.

Easy access to downtown Columbia

Public transportation is available, and the Two Notch Victory bus stop is right outside the neighborhood. Many destinations require transfers, so the neighborhood is a primarily car-dependent area. Downtown Columbia is just about 3.5 miles away, giving residents here easy access to major employers of the greater Columbia area, like the University of South Carolina and the South Carolina State House. Richland Memorial Hospital is just around a 2-mile drive away and Columbia Metropolitan Airport is just around 10 miles away via South Carolina 602. Charleston is about 120 miles away via Interstate 26.

Richland One School District

Students enroll in the Richland One School District, which is ranked 22 out of 75 schools in South Carolina for athletes. Rochelle Heights Victory Gardens students are zoned for Bradley Elementary, W.G. Saunders Middle and W.J. Keenan High. All three schools received a C-plus from Niche. The high school offers AP classes and career education programs in areas like entrepreneurship, engineering and government.

T.S. Martin Park, Trenholm Park and Congaree National Park

For some time outdoors, locals can head to one of the many parks near the neighborhood. T.S. Martin Park is a popular spot for kids because of its new playground, complete with a climbing area and a basketball tree. Visitors of Trenholm Park can get some laps in or challenge their friends to a match on one of the park’s sports courts and fields. The park is also home to a recreation center with a gym for those wanting to get their workout in. Those willing to drive around 30 miles can head to the Congaree National Park. Hikers can head on trails that border small creeks or wind through mature oaks, and camping enthusiasts can set up their tents and spend the night staring at the starry night sky. Park visitors can also enjoy kayaking or canoeing on the Congaree River.

Sweet treats, seafood and bars nearby

Residents here can head to the neighborhood’s local bakery, Bunch’s Sweet Treats & More, to enjoy dessert, but other shopping and dining opportunities are fairly limited in the neighborhood, so many residents will head east towards Forest Acres or west towards downtown Columbia, to grab groceries and dine out. Locals can pick up groceries at a nearby Food Lion or head to Forest Acres’ Trenholm Plaza for a selection of stores. Residents can pick up coffee and a sweet treat at Curiosity Coffee Bar. Two Notch Restaurant Neighborhood Grill, located right off Two Notch Road, is a nearby local favorite for dinner. Patrons enjoy live music and karaoke nights while taking advantage of happy hour specials and seafood. For nights out, locals can head to one of downtown Columbia’s many bars. Patrons at Art Bar enjoy sipping on beer in a room lit up by colorful lights and decorated with robot figurines.
