Cozy mid-century bungalows and ranch-style homes sit on half-acre plots, with vinyl or brick siding making for a classic suburban feel straight from the 1950s and '60s when these homes were built. “A lot of these homes hold their value well,” says Byron Diaz, a Realtor with Nexthome Experience, who grew up in the Beechwood neighborhood. “They’re just very affordable with a suburban feel.” Houses range from around $130,000 to $300,000, and most have two or three bedrooms. Spacious yards leave room for kids to run around and families to set up personal playsets, and the wide streets are typically car-free. Cracks in pavement or sidewalks are commonplace throughout the area, but there is still abundant walking space.

Social hub at Barnet Columbus Recreation
The Barnett Columbus Recreation and Parks Department is just a few blocks east of the community. Just north of the neighborhood, Walmart and Aldi provide easy access to groceries for residents. East Main Street and East Livingston Avenue host multiple shops and restaurants, from as mainstream as Wingstop and Raising Cane's to more unique bakeries and markets. With its sweet and inviting smell, Resch's Bakery is a local favorite and has been in Columbus since 1912, though only at its Livingston location since 1962.

Districted to Columbus City Public School District, Beechwood students start their journey at Shady Lane Elementary. Students move on to Sherwood Middle School, and then Walnut Ridge High School, which offers higher education opportunities through a partnership with Columbus State Community College. The partnership provides programs in STEM and language. All three schools receive C-minus Niche scores.

Underrated and commuter friendly
Though Beechwood is less than 9 miles from the hustle of downtown Columbus, its streets see very little traffic. “It’s underrated as far as access to everything else,” says Diaz. While there is no direct access to main highways, Interstate 270 is just a quick drive east off Main Street. From there, like many areas in Columbus, Beechwood has access to other major cities of Cincinnati and Cleveland within two to three hours.
