Centrally located suburb next to Route 315

Sandwiched between Upper Arlington and the OhioHealth Riverside Methodist Hospital, Brentwood Park is prized by many for its convenience. “It’s located right by Route 315, and a lot of medical professionals move into the neighborhood because it’s next to one of the city’s major hospitals,” says Thomas Hamrick, Realtor at Keller Williams Consultants. But even residents who don’t work in the local medical field are consistently drawn to the area by its safe, quiet streets and well-maintained midcentury homes. As a result, families and retirees are just as likely to settle here. “People who live there have been there forever,” says Hamrick. “So it has a great community feel.”

Midcentury homes on well-kept lawns

The streets of Brentwood Park are lined with carefully manicured shrubbery, crisscrossing the gently sloping hills of the neighborhood. An abundance of midcentury homes with back patios and low-pitched rooftops sit on neatly maintained lawns. The nearly quarter-acre yards allow mature shade trees and small gardens near the front entryways. Ranch-style and split-level homes range between the low $300,000s and high $500,000s, depending on size and amenities like in-ground pools and finished basements.

A working railroad track separates the neighborhood from the OhioHealth Riverside Methodist Hospital, just east. While Brentwood Park sits close to the freeway, Hamrick says, “You don’t get a lot of traffic noise. You’re more likely to hear one of the freight trains going by, and even those are few and far between.”

Columbus City Schools with plenty of spirit

Students begin at Winterset Elementary, which has a C-plus on Niche, before enrolling at Ridgeview Middle School, which has a C-minus. B-rated Centennial High School has an intense rivalry with nearby Whetstone High School, and during football season, residents pack the stands to watch what’s known locally as the Battle for the Olentangy. The game is named after the Olentangy River, which separates the school campuses. After graduating, students can stay close to home by attending The Ohio State University, less than 1.5 miles south of the neighborhood.

Unique options at Hudson 29

Though Brentwood Park is entirely residential, several shopping and dining hubs in Upper Arlington are within driving distance of the neighborhood. Hudson 29 specializes in an eclectic combination of flavors like wood-grilled salmon, Thai steak salad and over half a dozen styles of sushi in a trendy, upscale tavern atmosphere. Kingsdale Shopping Center has an Aldi and Market District Supermarket for grocery essentials. “You’re also within 3 miles of Clintonville, which has a nice mix of local restaurants,” Hamrick says.

Public parks and scenic gardens

Named for the radio station that calls it home, the 15-acre Sunny 95 Park bustles with activity on its basketball and tennis courts, roller hockey rink and walking trails. Northam Park has 22 acres of tennis courts, baseball diamonds and playgrounds. One of the country’s largest rose gardens, the Columbus Park of Roses, sits on the other side of Route 315, with over 12,000 flowers planted on the grounds.

Easy access to the Riverside Hospital

The neighborhood is adjacent to OhioHealth Riverside Methodist Hospital, which is off West North Broadway. Few sidewalks means there isn’t much walkability, but there are several Columbus Transit Authority bus stops for those who use public transit. Locals can hop on Route 315—also known as the Olentangy Freeway—to reach downtown Columbus, about 8 miles south. They can also take the freeway to join thousands of other screaming Buckeye fans at Ohio Stadium, roughly 3 miles away.

Local art at the Labor Day Arts Festival

Sunny 95 Park is the home of Upper Arlington’s annual Spring Fling Festival and Music in the Parks concert series, two of the area’s most-attended events. Northam Park is the site of the Labor Day Arts Festival, which features local artists, live music and a caravan of food trucks.
