Home styles, lot sizes and prices in a well-established area

Dexter Falls is characterized by manicured lawns, quiet cul-de-sacs and long stretches of sidewalk. Lots are usually under a quarter-acre, with many homes offering fenced backyards, decks or patios. Most of the houses were built in the 1980s, which gives the neighborhood a newer look while still feeling established. That mix helps create a strong sense of community, says Matt Oates, a Realtor with Howard Hanna and a Dexter Falls resident. “Everyone we’ve encountered is really nice and welcoming, even when we moved in,” he says. “Everyone waves to us and says hello.”

New Traditional, ranch-style and colonial-inspired homes are common, with most selling between the low $300,000s and $500,000s and a median price in the high $300,000s. This puts the general price tag on par with Tuttle and Tuttle West, but lower than Shannon Heights, Riverplace and nearby parts of Hilliard and Dublin. That affordability, paired with relatively newer homes, draws a wide range of buyers, according to Janet Rung, a Realtor with Coldwell Banker Realty. “You’ve got opportunities for a lot of young professionals in Dexter Falls,” she says. “It gives you that sense of master-planned communities with amenities that go above and beyond.” Condos are also common, especially toward the west side, with duplexes and townhomes selling between the high $200,000s and low $400,000s. HOA fees typically run between $300 and $400 per month and often cover lawncare, water and snow removal.

Schools are a top draw for families moving to the area

The neighborhood is zoned for the highly rated Hilliard City School District, which Niche counts as one of the top 10 in the Columbus metro area. In 2025, the district was ranked first in Ohio for value-added performance for the third year in a row on the Ohio School Report Card, recognizing the district as the state leader in academic growth. That same year, all three of the district’s high school marching bands earned top honors at statewide Ohio Music Education Association competitions, including multiple Grand Champion titles for Hilliard Bradley and Hilliard Davidson. Oates credits the school system’s reputation for his family’s decision to move there. “We were in the Worthington School District and wanted to be in a similar quality place,” he says.

Interstate access puts job centers within a short drive

Interstate 270 borders Dexter Falls on the west side, making commutes relatively straightforward. The centers of Dublin and Hilliard are both less than 5 miles away, while Grove City and downtown Columbus are less than 15. Traffic is usually pretty calm, with only occasional rush-hour backups on Hayden Run and Dublin roads. The closest bus stops are a few miles away along Emerald Parkway, so most locals get around by car.

Easy access to major retailers and neighborhood shopping hubs

The Mall at Tuttle Crossing is less than 2 miles away, providing familiar retailers, department stores and chain restaurants. Big-box stores like Best Buy and Walmart Supercenter are also in the area, and locals can find a Kroger and Aldi if they drive 3 miles south into Hilliard. Another shopping complex in Mill Run features spas, home goods stores and an international market.

Though the area is filled with chains and fast food, there are also several locally owned restaurants worth looking at. Some of those options include:

Nearby parks offer space to play, walk and enjoy nature

Dexter Falls Park spans about 10 acres and is a go-to spot for casual neighborhood soccer games. The park also has a paved walking path, a covered picnic shelter and a playground with two sets of swings. Oates says of the park, “Sometimes we’ll run into my daughter’s classmates over there. Definitely a nice place to go.” Just off Hayden Run Road, the Griggs Nature Preserve includes the two-acre Hayden Falls Park. Following a winding boardwalk leads to a 35-foot waterfall that feels surprisingly quiet and tucked away, offering a peaceful break from the surrounding suburbs.
