Limited condo inventory with quick sales and HOA fees

Tuttle offers a small selection of multifamily homes across two primary communities: Broadway Condominiums and the gated Gramercy Place. With limited stock, turnover may be lower, though homes may sell relatively quickly once listed. These communities were generally developed in the early 2000s and feature modern, open floor plans. Recent listings and sales have generally ranged from the mid-$200,000s to the mid-$400,000s. Both are managed by homeowners associations, so buyers should factor in monthly dues. “The condo fees can go toward snow removal, lawn care, lighting, amenity maintenance and special assessments, like if there’s a roof on a building that needs to be redone,” says longtime local Tancy Mason Phillips, a Realtor with Coldwell Banker Commercial NRT.

Shopping, dining and indoor fun around Tuttle Mall

The Mall at Tuttle Crossing is next door in an indoor shopping center anchored by Macy’s and JCPenney, with a mix of shops, services and casual dining options. The food court includes familiar stops like Auntie Anne’s and Dippin’ Dots, along with a range of other quick bites.

Scene75 is an indoor entertainment complex that fills a former anchor space on the south side of the mall, featuring laser tag, mini golf, rides and arcade games. Guests can grab a drink at one of several bars or dine onsite at Illusions Restaurant.

For grocery runs or more shopping, a row of big-box stores lines Britton Parkway just minutes away. “You have Walmart across the way for shopping, then have your mall and your eateries right there,” Phillips says. “It’s all inclusive.”

How school zoning and school choice work for families

Tuttle is part of Columbus City Schools, which includes Gables Elementary School, Ridgeview Middle School and Centennial High School. The district supports school choice through a lottery system, so families may apply for magnet, alternative and other school options outside their typical zone. Acceptance depends on policy and available space.

Shaded trails, river views and courts at nearby parks

Hayden Falls Nature Preserve is a small public park along the banks of Hayden Run and the Scioto River, just east of the neighborhood. At just a few acres, the park’s dense tree cover offers a short but shaded walk to a viewing platform overlooking the falls. Llewellyn Farms Park is also nearby with tennis courts, basketball courts, paved walking paths and a playground.

Living near I‑270 shortens drives to jobs and the airport

Living in Northern Columbus and Dublin means you'll need a car to get around. Tuttle residents live just east of I-270, which is known as the Outerbelt since it circles Columbus.
