Why East Broad appeals to workers in the growing tech corridor

Billions of dollars have flowed into the tech sector near New Albany, drawing more attention to nearby communities that offer comfort and convenience. With easy access to shopping, entertainment and the Columbus metro area, the East Broad neighborhood has worked to become a practical home base for the growing workforce of the “Midwestern Silicon Valley.” Contemporary homes and condos with modern amenities have added to the appeal for potential homeowners.

What homes, prices and HOA fees look like

The winding streets and cul-de-sacs of East Broad offer the sidewalks, fenced-in backyards and manicured greenery that so many people think of when it comes to suburbia. Homes were largely developed in the 21st century with Colonial, Cape Cod and midcentury-era designs. These usually sell from the low $200,000s to the low $500,000s, depending on size and features. The median price for a single-family home in East Broad is around the mid-$300,000s, generally making it more expensive than Reynoldsburg and on par with Olde Orchard . However, this also suggests that it’s usually less than Gahanna-Havens Corners and Pataskala . Condos and townhouses are also popular in the area, selling anywhere from the mid-$100,000s to the low $300,000s. Monthly HOA fees range from $150 to $350, usually covering trash, snow removal, lawn care and other services.

Lori Lynn, a Realtor with Keller Williams Consultants Realty, says that a lot of the area's demand is coming from the growing tech industry. "It's close to all the data centers: Google, the Intel that's coming to Columbus," she says. "A lot of that area is being picked up by people who are coming from out of town."

A look at public school options tied to the neighborhood

The community is served by three school districts: Gahanna-Jefferson Public Schools, Columbus City Schools and Licking Heights Local School District. Gahanna-Jefferson Public Schools has one main high school and offers standard academics along with options like AP courses and STEM programs, with most students attending assigned schools. Columbus City Schools is much larger and covers a broad urban area, so offerings vary widely, with many neighborhood schools as well as choice-based options like Columbus Alternative High School, Fort Hayes and other magnet or lottery programs. Licking Heights Local School District serves a smaller but growing area on the eastern end of the neighborhood, with newer buildings and core academic and career-technical programs.

Access to highways, nearby cities and public transit options

With easy access to Interstate 270 and Ohio Route 16, getting around is pretty straightforward. Downtown Columbus is about 15 miles away, while Reynoldsburg, Whitehall and the tech corridor in New Albany are all within 10 miles. "My family likes living here because you're far enough away from the city but also close enough to everything else," says Josh Uminski, a real estate agent with Keller Williams Capital Partners Realty. East Broad Street is a major commercial and travel route, so traffic can get heavy and noisy during peak hours. Walkability is mostly limited to the neighborhood’s residential areas, but there are several bus stops along East Broad Street, Belltowne Boulevard and Cardinal Park Drive for getting around without a car.

East Broad Street is being widened in parts of Columbus and Whitehall to handle heavier traffic and improve access, especially around I-270 and key commercial areas. Along with that, projects like Whitehall Gateway are adding new retail, housing and public spaces, which is expected to bring more development, more traffic and easier access to shopping and jobs for people living in East Broad.

Big-name stores and everyday dining close to home

The area has several shopping centers with big-name stores like Menard’s and Hobby Lobby along with grocery options like Kroger and Meijer. When it comes to dining, Elijah Johnson, a Realtor with eXp Realty, says “From fast food to a fancy dine-in, you name it, everything is there. It has all the amenities someone would need.” Chains and franchise restaurants line much of East Broad Street, but there are also a handful of locally owned spots nearby:

  • Scramblers is a breakfast and lunch spot serving omelets, pancakes and other laid-back diner favorites.
  • Peking House offers a range of Chinese takeout staples like lo mein, fried rice and combination platters in a small, quick-service setting.
  • Fronteras has eclectic takes on Mexican classics, along with an extensive craft cocktail menu.

Where residents go for parks, trails and outdoor time nearby

Despite being a fairly high-traffic area, East Broad has several outdoor options for fun or relaxation. From pocket parks to sprawling metro parks, families can spend an hour or a full day at any of these spots:

  • Blacklick Woods Metro Park is over 650 acres with wooded trails, a canopy walk and access to the Blacklick Creek Greenway Trail.
  • Crawford Farms Park provides a simple local spot with playground equipment and an open field.
  • Jefferson Community Park has a playground, basketball court and open green space for casual use.
  • Gahanna Woods Park and State Nature Preserve has wooded trails and a quieter, nature-focused setup.
