Hugging the western shore of the Olentangy River, Knolls-Thomas is a well-established community just outside Upper Arlington. Made up of midcentury subdivisions, residents are drawn to the area for its location and peaceful ambiance. “People love the access to the Olentangy Freeway and a top medical facility,” says Thomas Hamrick, a Realtor with Keller Williams Consultants and a lifelong resident of Columbus. Found within the neighborhood’s southern borders, OhioHealth Riverside Methodist Hospital is a mainstay of the community, employing more people than any other industry in the region. As a result, Knolls-Thomas is popular with healthcare professionals.
Knolls-Thomas is lovated 7 miles north of dDowntown Columbus.

Midcentury homes and exclusive Tudors
Most of the area’s homes are midcentury designs with brick or wood siding. Driveways cross half-acre lots dotted with oak trees and shrubbery. Median home prices are in the low $400,000s, making the area more expensive than most neighboring communities. Prices start in the mid-$300,000s for ranch-style homes and hit the low-$400,000s for split-levels. Small, secluded subdivisions often feature Tudor-style homes that typically peak in the mid-$500,000s. “Because of the rapid growth of Columbus as a whole, prices have jumped, so there may be some that are even above $600,000 in the Marburn subdivision,” says Hamrick.

Awards for Ridgeview Middle
Students begin at Winterset Elementary, which has a C-plus on Niche. Ridgeview Middle School is within Knolls-Thomas, at a walkable distance for many who live in the central area of the neighborhood. It has a C-minus from Niche and has been recognized with a Momentum Award, a state honor recognizing schools for exceeding expectations in student growth. Older students will enroll at Centennial High School, which has a B grade from Niche.

One of the country's biggest rose gardens
Whetstone Park is one of the city’s largest public parks, featuring soccer fields, fully stocked fish ponds, and one of the country’s largest rose gardens on its 149 acres. Locals come here to hike on the Olentangy Trail, a 14-mile paved walking path that goes all the way to downtown Columbus. Anheuser-Busch Sports Park features eight baseball diamonds and indoor facilities available to rent at the Bill McDonald Athletic Complex.

A straight shot to Riverside Hospital
The Olentangy Freeway cuts between Knolls-Thomas and the river, creating a direct route to OhioHealth Riverside Methodist Hospital, The Ohio State University’s main campus and downtown Columbus. Sidewalks are uncommon in the area, but the Central Ohio Transit Agency offers a bus line with stops at West North Broadway and the hospital.
The Olentangy Freeway that cuts between Knolls-Thomas and the river will take you to OSU.

One of the largest football stadiums in the U.S.
A steady flow of live performances and special events take place at The Columbus Park of Roses every year, including its Summer Concert Series, which provides a series of free concerts every Sunday through the summer.
