Sweetwater has quiet streets near shopping and dining

At the western edge of Columbus and the southern tip of Hilliard, Sweetwater stands out for its convenience to shopping, dining and entertainment. Even with all the nearby activity, residential streets are on the quiet side, and contemporary homes often sell for lower prices than surrounding neighborhoods. Families are drawn to the mix of Columbus taxes and highly rated Hilliard schools, while the area's ample green space gives locals plenty of room to get outside and unwind.

Home styles from the 1980s to present day

Homes in Sweetwater were mostly built in the 1980s and 1990s, with a good mix of newer development added over the decades afterward. John Kohlhepp, a Realtor with Keller Williams Capital Partners Realty, says the area still feels relatively new and has room to grow. “There’s still a lot of farmland that can be developed without getting rid of the parks and other green spaces,” he explains. New Traditional and midcentury-inspired homes are common, and prices usually range from the low $200,000s to the high $400,000s. The median price for a single-family home lands in the mid-$300,000s, putting Sweetwater in line with Trabue Woods but typically less expensive than Brown, Cross Creek, Westbrooke and Wexford-Thornapple. Condos are also popular, most often priced between the low $100,000s and the high $200,000s, depending on size and features. Monthly HOA fees are standard for condos, usually ranging from $200 to $350 and covering maintenance, snow removal and landscaping.

Homes are zoned for highly ranked Hilliard City Schools

Sweetwater is zoned for Hilliard City Schools, which Niche ranks among the top 10 school districts in the Columbus area. Horizon Elementary School is just outside of the neighborhood in Timberbrook, making it a walkable option for some kids. The district offers limited school choice mostly through intradistrict transfers. Families can request a different school, but approval depends on space and district policy. Out-of-district enrollment follows Ohio’s open-enrollment rules and is only available if Hilliard is accepting nonresident students.

Shopping, movies and dining line Hilliard Rome Road

Hilliard Rome Road is lined with countless shopping and entertainment options, including Kroger, E&H Ace Hardware, Sam’s Club, Kohl’s and the AMC Columbus 10 movie theater. There are plenty of chain restaurants and fast food joints, but several locally owned eateries are also established here:

  • Ye’s Asian Kitchen serves authentic Chinese dishes with a twist, using ingredients like jellyfish, duck and soy protein.
  • Roadhouse Wings & Grille offers traditional or boneless wings with a menu full of sides, sandwiches and burgers.
  • Créme de la Créme Bakery & Café has a variety of desserts, coffee drinks and a lunchtime buffet.

Easy access to highways and shopping comes with traffic

Being close to Hilliard Rome Road and Interstate 70 makes commuting and running errands convenient. At the same time, the area’s businesses draw shoppers from across the city, which can lead to heavy traffic. “It’s definitely busy,” says William Beckett, community manager of The Guardtower, a local game store. “There are a couple of hot spots in Columbus, and this is one of them.” Kohltepp agrees and says better access could help ease congestion. “The best infrastructure thing they could do is build another exit,” he says. Other transportation options include public bus stops and bike lanes along Hilliard Rome Road, and some homes are within walking distance of the shopping areas. Hilliard’s city center is about 5 miles away, while downtown Columbus is roughly 10 miles away.

Spindler Road Park offers space for sports, pets and trail access

Spindler Road Park brings 111 acres of green space right into the community. Visitors and local sports leagues play on more than 25 multi-use fields for practices and games, and parking lots plus a concession stand help handle crowds on tournament days. Pets can run free and socialize at the enclosed off-leash dog park, while cyclists and hikers move between nearby natural areas on the Mudsock Trail. The trail links Spindler to Clover Groff Natural Area and Frank’s Park, about 1 mile away. Frank’s Park also includes several sports fields, a playground and a small lake surrounded by cattails.
