Westbrooke pairs convenience with Hilliard City schools

On the far west side of Columbus, Westbrooke is a quiet, family-friendly community with parks throughout and highly rated Hilliard City schools nearby. Convenient access to shopping, restaurants and major roadways is also a key draw for homebuyers. Although listings are typically priced above the Columbus median, home sales generally align with the broader Hilliard market.

What home prices and HOA costs look like in Westbrooke

There are two HOAs within the Westbrooke community. The larger association is the Westbrooke Homeowners Association, to which all single-family homeowners are automatically enrolled. The annual membership fee is around $70, which is lower than many HOA fees in Hilliard, says Terra Miller, a local Realtor with Realistar. Condo owners in the small Brittany Oaks subdivision pay monthly dues of around $300, which generally cover lawn care, snow removal and utilities such as trash removal, water and sewage.

Westbrooke was largely developed between the 1990s and early 2000s. Most homes here are New Traditional single-family houses with two-car garages and slightly more yard space than many Columbus pockets, though typically less than those in Hilliard. Prices begin with Brittany Oaks condos, which have sold in the $200,000s. For the most part, single-family sales go from the mid-$300,000s to the low $500,000s, but upgrades can push prices up to the low $600,000s. According to Miller, price growth has followed broader Hilliard trends. “ Hilliard has gone up in price quite a bit, and Westbrooke itself has as well,” she says. “But it’s still a great area for first-time buyers, especially if they want to get into Hilliard schools.”

Elementary through high school options are all within a short drive

Westbrooke is served by the highly rated Hilliard City Schools district. “The elementary campus is right by the neighborhood, so parents can easily walk their kids to school or drive to drop them off,” Miller says. Alton Darby Creek Campus, next to Westbrooke, is home to Alton Darby Elementary School for kindergarten through second grade and Darby Creek Elementary for third through fifth grades. The district doesn't operate magnet schools but does offer intradistrict open enrollment and policy-based transfers, with admission based on capacity. Other schools in the district include Hilliard Station Sixth Grade, Hilliard Memorial Middle School and Hilliard Bradley High School, each less than five miles away.

Plenty of green spaces and a neighborhood trail connection

Heritage Golf Club, a private championship course, is beside the community. A few miles away, Roger A. Reynolds Municipal Park anchors much of Hilliard's recreation. Westbrooke residents also have a wooded greenway running through the heart of the neighborhood. The Mudsock Trail links to several far west green spaces, including:

  • Spindler Road Park, a sports complex with a pond and a dog park
  • Clover Groff Natural Area, a scenic preserve with native wildlife
  • Frank’s Park, a neighborhood park with sports fields, a playground and a lake

Big-box shopping and local restaurants are a short drive away

Errands, dining and shopping often lead to Hilliard Rome Road, a major commercial corridor nearby. The thoroughfare puts big-box stores like Sam’s Club, DICK’S Sporting Goods, Kohl’s and Target within about a five-mile drive, along with a mix of chain restaurants and local spots like The Olive Tree Lebanese & Mediterranean Cafe, a popular family-owned eatery known for shawarma, gyros and vegan and vegetarian dishes.

Interstate 70 leads downtown, and Interstate 270 goes around the city. Both are easy to get to from Westbrooke, connecting commuters to several major destinations. Downtown Columbus, The Ohio State University and Dublin are each roughly 15 miles away, usually about a 20- to 30-minute drive during the morning rush. Farther north, Polaris is about a 25-mile trip, around 30 to 40 minutes during peak hours.
